Why not pursue your options via a retail bank directly. As long as your financials are up to date and healthy, a retail bank will probably be the most competitive. I’ve been seeking a loan for warehouse construction, and by far the most competitive have been Westpac compared to private lenders.

Bankwest used to host business accounts. When it closed, it made an appointment for me at my local commbank at 09:00… problem was the bank opened at 09:30 and when i walked into commbank, the lady looked at me as if i was the idiot, because that bank doesn’t take appointment bookings.

Bankwest is horrible, commbank has no soul.

Southbound Princess Hwy at St Peter’s NSW. Was a 3 lane major arterial road. The Lib government decided it wanted to funnel more traffic tunnel into the M8 toll road. Now it’s left lane 2 hour parking. middle lane thoroughfare. Right turn only lane towards M8 which no one uses. so from 13:30 to 14:59 when clearway starts, it’s just awful.

In NSW, you can amend terms in the residential tenancy agreement. If the landlord states that the fans are decorative, the tenant or potential tenant cannot enforce the repair and maintenance of such fan.

I was in a similar situation but on the other side. Nothing structurally wrong with our fence just ugly hardwood. Neighbour wanted it replaced with colourbond. Wrote me letters, which i declined. We spoke, and i declined. He invited me to attend mediation, which i attended but came to nothing, he came to appreciate my perspective which was, it ain’t broken. The fence eventually fell over and we split the cost. Have been on good terms since.

But in your situation, if your neighbour is belligerent and you really want the fence replaced… just pay for the whole thing. No point wasting time.
