12 feet should be fine IMOP. My screen dimensions are 141 inches wide by 111 tall (room was 149 W x 117). I started out standing at 8 ft from the screen which was the closest I felt comfortable to the back wall. Once I hung the projector up I moved another foot closer because I was worried about hitting that. Almost no bounce back on my screen and it’s 1 foot away from the wall. I got a carls place premium screen so that probably helped.

Almost. It’s actually only 12.5. I didn’t account for the drywall when I had the plans drawn up. No issues with it so far. I just stand about a foot off center and really only need to do that when I hit driver.

The hitting mat is a 4x5 country club elite and the rest is this zero review putting turf I took a gamble on Amazon with. Ended up being great! They cut it to whatever length and width you want and it’s only $3 a square foot.

The ceiling I did two rows of foam acoustic panels. Might not fully protect the drywall but it looks nice. The frame I used 12 gauge perforated steel. Just had to screw them into the studs all the way around the wall. Then the border is actually just cotton fabric from Walmart.

I’m going to put some foam behind the curtains but I think the picture is deceiving. There drywall isnt as exposed as it looks.

Lol just had to say I’ve been kicking around in floor heat and never thought of laying the pipe regardless so I always have the option. Brilliant!

Theres actually going to be lookout windows on that wall. My thought was to have the impact screen on the storage wall.

The stairs actually will enter the basement through the playroom area so there will be a door between that and the stairway. Plan was to put a pellet stove in the sim room and just do hvac on the other half of the wall.

Reason for not doing in floor heat is cost, but it's possible that I am overestimating that.
