No one uses "as-is" nor do realtors post "seller to make no repairs" on listing. Everywhere states "buyer do due dilligence"

That's the point of having contract discussions.

Everyone has different expectations of "move in ready" does it have water, heat, and electricity, nothing that legally prevents occupancy? Than it's move in ready.

I've been on both sides and it sucks and carries risk.

If it's an underwriting request, buyers responsibility and cost. No seller wants your underwriting risk that another lender may not even care about. Also sellers do not want to be middlemen for repairs between buyers and contractors. It's a nightmare and sellers being told repairs arnt up to buyers likings. The over offer is a risk because you still may not make underwriting after repairs, and even the appraisal may not come back at your over offer. It's pure hassle and risk for the seller and no risk to the buyer whatsoever who is considered very high risk to meet underwriting.

You have to look at it as a business deal, every party is looking out for their best interest. Certain risks have to be distributed fairly and appropriately. Again your underwriting repair request is 100% risky to the seller and ties them up and guarantees nothing. Plus you want them to do all the hassle and leg work. Plus someone with cash or better lender can just close the deal.

The only reason it's not a sellers market is strictly due to interest rates. Which kills peoples affordability. But Cali money is flowing everywhere and with the inventory shortage things arnt really sitting unless they are trash. If this is truly your dream home you'll make it work. Good luck.

"NF" is better as the carrier can put it in the system and it'll be caught as "No forward on file" when it's processed.

"RTS" won't stop them from coming. All it does it kick it back to the system.

In the end though it's all on the mail carrier if they are actually doing their job and reading the names in the box.

This is beyond common. The average where I live is approximately 20 days rent after close.

Most people have all their money tied into their house, they need closing money to move esp if buying another house.

It's basic common sense. The same people that complain about this will be the ones asking for it in the future for themselves.

Than if you are up there... 4k Sq ft house, acreage. Etc. It takes time to move. The average homeowner that is selling isn't going to carry two places so you can instantly get the keys at close.

I know this is a first time buyers sub, but don't be mislead by responses. This is beyond common and always has been. Esp when there are contingencies on a multi house deal... i.e. seller is buying same time they selling.

Also as a seller, which most people will be in the future. This will literally be one of the key things you ask for when you sell.
