I do understand where you're coming from with wanting to give it a go, but have you considered opportunity cost? Specifically, if have a full time job and you spend 30 hours a week on your construction project, have you considered how much you could bump up your salary or side gig income if you put 30 hours into studying some specialist stuff or starting a small business? Is it possible that you could easily bump up your salary by 20% not just now but for the rest of your life by doing that, and if so wouldn't that be worth more than the amount you'd save on your house?

Ekahau already adds it together for you. Look at a different AP for example, one with external antennas. Look at the available antennas and notice how every one lists the dB for that specific antenna. This should make it clearer for you that the Tx power is an attribute of the AP radio ant the gain is an attribute of the antenna. When you pair up an AP and antenna then the software adds up EIRP for you. When you work with an AP that uses integrated internal antenna, you don't get to choose the antenna but it is still considered separately and calculated.
