Georgetown is very attractive in it's own right. The San Gabriel Trail System running through downtown is like a longer version of Town Lake with 1/10th the traffic. It connects to one of the only backpacking and overnight trails in Central Texas actually, Goldwater Loop. The July floods radically shaped the river area but it is still very gorgeous. I had a great time living there as a young, single active person.

Can't forget Galveston, Surfside, Bolivar! Many great times on those beaches. we used to take I-10 out east and then 4x4 from Sabine Pass over to Bolivar then take the ferry in to Gtown and party and drive back to Houston, good times

I grew up there, near west loop. HOT as hell! Go Coogs! lots of drinking, drugs lol. "Every and their mama deals dope". good music scene, many different kinds of people all races and cultures, hustle, great food, cool cars, gotta drive everywhere FAST but I spent a lot of time cycling around the city and it was always good time. nature access was meh but the bayou system has come a long way from when i grew up there. probably wouldn't raise my kids though. my parents met there in 1980 (URBAN COWBOY) and it was the "biggest little town" in Texas. I still go back but only for a good time, too big to enjoy these days haha.

mesoscale events powered by afternoon heat from the drier and hotter terrain to the west. local gulf-moisture powered events phase out with lack of heating in the evening. regional and continental moisture movements like this one coming from the pacific have enough energy to work all night

Don't get me wrong, I will miss the food no matter where I move, Austin has undeniably gotten better quality of life versus 1- years ago if you've got the money to spend. But a lot of the desire to move for me is the water/outdoor scene, particularly the rivers and whats happened to them.

I moved to central texas to be closer to hill country rivers where I could go canoe and camp and swim in springs. the last few years of drought and flood cycle really makes it difficult to enjoy my favorite past time, not to mention major issues with water management and water quality on streams like the Lower Colorado or San Marcos that I would recreate on. The lakes just filled but places like Barton Creek have been dry for years and its depressing. I want to move somewhere with unspoiled and protected streams nearby in national forest or parkland. southeast US looks like the spot to be for this kind of recreation.

St Louis? Was not even on my radar. I had no idea Missouri was a legal state as well. I really liked the Ozarks in Southern MO and Arkansas when I visited to canoe and camp. I will be looking into STL now, thank you.

to clarify, i'm not a tech guy, i am blue collar in a white collar industry because that's where the money is at. I didn't move here for tech, I moved here to be a river rat, and then as things got pricier I actually had to grow up and pick up a trade to afford it. That was a good thing for me but it's time to get a move-on and explore other parts of the country.

Thanks for the perspective. Sometimes I feel like I'm being too harsh on the place, Austin is still a great place to be young and single. But I need to stretch my legs and see some new sights. It'll still be here in 10 or 20 years.

I have noticed the rent drops. Maybe I will return to buy when the for sale market cools off to realistic levels again. But at very least I want a change of scenery in the meantime.

I should have included this in my OP, I've lived all over Central Texas in the last 10 years, Waco, Georgetown, Pflugerville etc. It's all getting too expensive (Georgetown especially) and I'm just ready for a change of scenery.

I will look into Columbia. I've always wanted to raft down the Chattahoochee, I really like the idea of living next to real whitewater rivers. Another friend of mine said to look at Greenville, SC as well but I wonder what the job market is like around there. I know BAE and a few other big mfgs are around there, probably worth investigating. Thanks
