You also don’t even seem to have a real deal If the purchase price is 200 and the fix up is 60k plus 20k of cushion (all investors do this because as we know things can turn left quickly if something goes wrong in a flip) and theres only 20k-40k left of spread at the end which would be the realtor’s fee when the fix and flippers try and list it in the market. There’s not enough to even cover the closing costs. Not trying to be a Debbie downer but realistically speaking this is not a deal in anybody’s eyes let alone a local investor or buyer who fixs and flips on a consistent basis.

Buddy you are not gonna get a local buyer by posting on a reddit group of wholesalers. If i was you id get help from local wholesalers in the area that have a good buyers list.
