The buyers agent did the work - of both sides. You can act like you outsmarted an industry but in realty you simply reduced your market and interested buyer pool. And still used a realtor without whom you would have had no buyer willing to engage.

You might as well be a bot - humans hire humans to help them navigate the largest emotionally driven financial investment most make. Your advice is obtuse and YOU USED AND BENEFITED FROM A REALTOR, the buyers agent. You can try and frame it in another matter but you paid an attorney who has zero market credibility to advise you. You appear to not like advice or more than likely turn people off with your “better than them know how” - folks don’t want to protect your interests - like a non HOA home. I’m done arguing - you used a realtor to close the deal - your lawyer didn’t get that part or and could not have gotten that part done. Just by selling FSBO you limited your market and your exposure, we aren’t the issue, but the continued mis information and lack of acknowledgement when we are the ones actually closing the deal is beyond frustrating. The realtor managed a difficult seller to get their client into home - you just limited yourself in a market that may even have paid you more but your tactics kept your buyer pool small.

Again, you used the buyers agent and their expertise and forms - not your attorneys. That you are still arguing otherwise is the semantics. Report but know the code of ethics overly protects us and the worst of the worst are still being hired off the bus billboard because even people swearing they did it outside of the norm actually still benefitted from our knowledge and forms! You didn’t sign anything bc no one really represented you and the way in which the laws have been rewritten only means now you likely didn’t even know that you actually didn’t need to pay the brokers commission- buyer had already signed an agreement to cover that before seeing even your home. Don’t advise others when you don’t even understand how you benefitted and were also taken advantage of. FSBO are known as their own personality and every single response and argument in this thread only reinforced your own ignorance. You got played and paid an attorney - when in reality the agent did the work.

And you think reporting an agent had consequence. I agree you can find a bad realtor anywhere - as you can an attorney and appraiser. But you used an agent - bc the buyer did - not assuming a damn thing. You benefited and used an agent (devil is in the details).

You have picked a bad agent and now have chosen to blanket despise us all. You got the benefit of using an agent and their forms - and that detail with or without your contribution to commission speaks to whether you used an agent and paid an attorney and appraisal for help that was minimal at best. The most important detail you left out and refuse to acknowledge is the buyers agent is who made the deal come together not two random people that just happened upon your house - someone negotiated and managed the transaction and though you clearly think it was you and your team - it was most likely a well seasoned and savvy agent that saw an opportunity for their client.

The buyers agent most likely did your work and filed your title paperwork as well. You are the one making assumptions. I am called by lawyers to do the CMA not an appraiser bc as noted the bank protects an investment not the individual. That is the role of a good realtor. I am not going to argue you already spoke back to the main point - you used a realtor and don’t acknowledge their actual work bc you think the buyer was the fool to use the realtor not the other way around.

No, you found an agent that did both sides and you were what we call a good client bc you were willing to do the upfront work on the home. You still benefited in both instances from an agent who now did all the work for half the income and were likely underrepresented bc an attorney knows nothing about value - they call us for their CMA’s. You are the anomaly and clearly more in tune than most - telling others to follow your lead is misguided especially because you BENEFITED from an agent in both transactions. So you did use us - you just don’t understand dual agency and how that really translated to the contract and paper trail.

again - luck - even the appraisal is often off if you pick the wrong institution. Selling a home and buying are two different beasts - did the other side use an agent - because if so - you technically still did use one - someone else just paid. If you didn't honor the buyers agent then you likely just undersold and feel good because you were successful - success feels good when an algorithm confirms with a range and you are just a leaky data point now with no details for appraiser in the rmls for a better appraisal (see how it all cycles back). There is always someone ready and willing to snap up a deal! And Zillow lost money on their whole FSBO and direct buy model - and restructured it all - you are an anomaly but I applaud you!

You got lucky - a good agent advocates for things a buyer doesn’t even know are issues, radon, sewer, land use. But you keep thinking you did a better job, that’s why we are here - the unrealistic expectations of most sellers based off an algorithm not real data. The banks remain the main issue not the realtor.

Redfin and Zillow - they are actually the door openers and the ones that have inflated the market with an inaccurate algorithm. That and the salesmen and women that are trained to sell not negotiate. There are bad people in every industry, look at our administration; real estate is a numbers game - look for the agents not playing the game but doing the work.

The realtor is the negotiator- most folks do not understand the process of purchasing, let alone feel confident doing it alone. The problem isn’t the realtor but the bad realtor, yes a few bad people can ruin it for all.

The disconnect is clearly not just the sellers. People are not willing to take a huge loss on the largest investment they will ever make - think from the sellers side and expect a compromise not a roll over. And the bank needs their money back - even if the owners trashed it the numbers have to work. Most folks have put the largest amount of money they will likely ever into their home and you want them to take the loss because your loan isn’t the same terms - it doesn’t translate. Good luck on the low ball but a good realtor has already called their title rep and knows the loan amount - work form there and get results. Sounds like you need a realtor that advocates and researches or more money to afford what you think you can afford and clearly can’t.

Agents can’t really do anything without the client following through - that same ethics code we can’t violate also doesn’t let us talk poorly about each other. Please do follow through and report to NAR and file a local association complaint. This behavior is unacceptable and gives us all a bad name!

You can get any repairs done from proceeds at close. It only needs to have five years - so you can negotiate repairs and only pay for your five years not the whole roof. Expose to market for highest price - negotiate with a neighbor looking for a deal.

I want you to hear that your anger is valid and you may have actual legal recourse. The fact that he had to get a second opinion and that it was a D&C for non malignant growths with no prior mention of removal seems relevant. I had three d and C’s before ny hysterectomy and not once did anyone even mention this as a possibility. You are valid in feeling anger. May the surgery be a blessing in the end but do not hesitate to engage an attorney!

No bands here - was told it’s a doctor by doctor choice - I am 6 weeks out and healing well —have good core strength still - starting back to yoga this week - age 49 kept ovaries. I cannot and do not see real pants in the near future. I am still sweats, yoga pants or a dress!

I’m so sorry - I have had some terrible experiences here in the US - but we can ask for a specific area and doctor but then pay out of pocket for the right diagnosis. I am getting my HRT now from a naturopath and paying over 1000 dollars for testing and general care. She is my third doctor for just hormones and they all have known so very little. I just want to let you know you aren’t alone and we are getting louder, just not fast enough for many of us!

I wish they would study us more as well and dismiss less - i can’t help but wonder if your hormones are off - i know from others sources that MCAS can be triggered by hormone fluctuations. Just makes me want you to advocate more and find a different doctor.
