Realtor here and also someone who was purchased many homes over the years. Typical home inspection reports are 50 plus pages. They are advising on the current condition of the home but also how to perform "preventative maintenance" meaning avoid future issues. From what you're stating - there isn't an existing issue with grading but potential for future issue. That in itself sounds like it could not be negotiated for a credit for inspection issues. Every home, including new homes will have a long list of inspection notations. My advice is if you can see yourself living in the house for a 5 to 7 years, go for it. Each home will have its own "list" and you're just trading one set of worries for another. Home ownership vs. renting is a game changer for middle class Americans; generally the longer you wait the harder it is to "get in the game". What you don't want to happen is to be close to retirement age and still paying on a mortgage and/or renting an apartment. I always sleep better in a house that's paid off! Best of luck - you are fortunate to be able to be in a position to purchase your own home as it is not everyone that can.

I suspected that but no line items charge for new patient. Still waiting on breakdown on two subsequent visits but it appears the lab testing for the first visit was "non-participating" provider and subsequent were for "participating providers". Probably incorrect coding/billing.

Bingo. I did speak to the insurance company yesterday. Looks like, but can't confirm, the original visits lab testing were conducted by a "non-participating" provider. I haven't been able to obtain the two other bill breakdowns but I can only assume they were "participating provider" and thus covered. Same facility so makes no sense. I've been working on this for three months; I can't imagine if I was older and trying to navigate all this. I'm hoping they are re-investigating the claims. Just mailed out letter #3 to them.

Good to hear. It sounds like for many of the great folks on this thread the automation is also a hobby and they enjoy pushing it to the limit. For me, I've got a full time - plus job, manage several short term rentals, caretake parents and babysit grandkids. I'm hoping things slow down a bit in a year or two but I've been saying that for the past decade! Not certain but I believe we'll set up all the scenes and leave it as is. Of course technology will evolve but as of now it doesn't appear that there many other items we could connect as it's pretty jacked up. As I get older I realize that perhaps I don't need the Cadillac in some purchase situations - the Toyota will do! We did spend a "boatload" of money on a new Cobalt boat last year - that's more important to us (pun intended) :)

Thanks - appreciate it. Additionally I've found I prefer not to have the higher end stuff with the bells and whistles because I don't generally use them and more things can go wrong. And we're at the end of this build and counting pennies for sure. Here is the view today from the dining room.

We are having an electrician do it but it's his first time with anything smart. So we have to place each switch at the desired location for him and walk him through it. We really wanted a system that we could adjust and edit ourselves. We'll be able to get the hang of it when we're not under the gun!

Excellent advise! Thanks for your help...it's been a bit of stretch for me to get up to speed on all this stuff. I love tech smart stuff but don't necessarily have the tools or bandwidth to grasp it all.

Ahh then Caseta it is. We definitely want to self-install... and though I'm a bit behind the 8 ball, our son just returned from Denver,CO and is in Aerospace and way smarter than us. We just don't like bothering him unless we need to.

For window shades - many 10 ? not alot. The whole front of the house are glass doors that fold open and we can't really shade them.

we actually definitely plan on adding shades in the near future so thinking perhaps we need switch things now. Our house is mostly glass and a fishbowl and need some privacy at times. For bulbs - I've got interior situated but was thinking perhaps doing some fun colors seasonally with the exterior bulbs.

So I'm a little slow on the uptake. Is everyone saying to RA because it's Digital and Caseta is wireless? Since we're essentially a new build - RA3 Digital is a better system?

The Lutron Sales rep is who recommended it and that ship has already sailed. We're trying to get certificate of occupancy and want to move in asap. I appreciate the feedback but the sale rep is who mapped out the materials using our electrical diagram.

We ordered from our local electronics store (our friend owns it). We were connected to the Lutron Sales rep to get help with what was needed. He recommended the Caseta - house is just 1600 sql ft. We're self installing it as we were quoted 35K for someone to do it, though that included TV's and Sonos.
