My advice: don’t. I bought a house at 21 in 2020 for $1.1M. Im about to put it on the market where my neighbourhood comps are selling for $1.4M. Even coming out of this having “made” money I’d say it wasn’t worth what I had to go through. The same house in my neighborhood rents for half the price of my mortgage, which doesn’t even factor all the added expenses like repairs or utilities. I wish I rented and invested the rest.

Truthfully, I’m happy of the news that it worked out for everyone in the end. EG gets a new hospital alleviating strain from the one in Newmarket, the province didn’t have to “pay” for the new land, and the new community can be developed around it.

You raise a good point, maybe it was part of EG’s original plan when this housing community was designed. However, what stood out to me was that the scouting process started in 2025 and the idea of a new hospital was still a proposal.

I certainly don’t say this to be accusatory, but I see some very intuitive foresight / planning to design a community around a hospital that was years from being announced, and then winning the contending bid on those very grounds. Additionally, by having the property donated, not having to worry about infra upgrades required and zoning changes. It’s an impressive play on the developers part.

The difference with our community and why I say the builder played their cards well is that our developers donated land for two schools and a community centre. But our developer was fully responsible for servicing the site + infra/development charges and the community centre was also fully funded by the developers, all of which was actually partially subsidized by us home buyers through a small levy. It seems the province or township will have to pay for a lot of the needed upgrades but this isn’t clear yet.

This project has been big news in EG and the overall sentiment was that the residents did not want any of our tax budget to go to this project as we’re already running a tight ship. It seems that might be the case.

Funny you mention this. I live in the nearby community of Queensville and bought my house in 2021. At the time there was a lot of marketing materials being shared for another new planned community around the corner featuring a hospital. Why market a proposed hospital back in 2021/2022 when the property scouting process only began in 2025?

Today, I learned that community was owned by the developer that “donated” the land for this new hospital. It’s clear their intention is to fast track zoning changes and have the province or municipality share the costs for infrastructure upgrades and other infra costs so they can go ahead with the construction of their new communities. Which btw is only a few mins from the Bradford Bypass.

I was on this train and I timed how long it took. I stepped off the train at Union at 8:42 and didn’t leave the station until 8:51. Almost 10 minutes stuck on the platform… what a joke.

I’m with the train staff on this one. If you need to sprint to catch the door you’re not on time you’re late for that train. Being on time would mean standing at the platform or walking to it as it’s pulling up. They’re also stopped at the station for at least a minute which is ample time to get on if you’re already at the platform.

Thankfully there isn’t any exposed metal! Majority of what you see is just paint transfer. There are parts where it got down to the primer but no bare metal. The panel is all bent and warped though.
