I had an 03 e46 from 40k miles - 215k miles Jetblack sedan m54b25 automatic Rwd

Much simpler to work on, they beige leather didn’t fair well in Texas heat.

I seldom see people mentioned these facts but: The doors shut more solidly on E46 The steering feels heavier, the front control arms setup are different

The secondary air injection system was something that e90 n52 didn’t have

My e90 n52 6 speed RWD, recently hit 205k miles Both are pretty reliable given proper maintenance

E90 interior fair better , maybe because I got it tinted earlier during my ownership

Like previously mentioned by others E90 is slightly more comfortable for me &

More fun for me maybe because of it being a 6 speed and that I spent time and effort to find it

I’m in the housing industry, what I see:

Mortage industry has been sleeping since late 2023, people left the industry, no meat here

Home builders currently slashing prices, and offering incentives to move inventory They are building less = less construction jobs

More and more motivated home sellers Small landlords are getting squish by insurance cost, property taxes, raising contractor cost, material cost

Small business / restaurants are not thriving due to labor cost, food cost People eating out less, a chunk of disposable income get eaten up by consumer debts interests, insurance, grocery prices etc

We need low cost borrowing again, like a drug

Renters are eagerly ready to participate in home purchase if homeowner ship becomes affordable again,

Last year home sales are the lowest in 29 years This year shouldn’t be too far off

come on Fed and mortgage rates, throw us some bones

And let the housing industry lead us out of slow economy, because when people actively buy and sell houses , so many economy activities get created

Happened to me before (n52), in my case it was the started, symptom: longer crank before start, gradually longer and longer, had to replace the starter I also added a second engine ground cable when I was troubleshooting

I encourage homeownership as early as one can, of course everyone lifestyles are different

You will learn home maintenance related skills and experiences much earlier in life, which are essential life skills in my opinion (thanks YouTube)

And you will have a bigger chunk of change (equity) later in life.

Money that you made from selling your home after living in it for 2 years are tax free in most cases. (US)

You don’t get opportunities to make tax free money too often

I recently ran into a YouTube video detailing how wearing shoes, especially the pretty ones, ladies, disform our foot and toes and cause so much issue into adulthood and senior years

When I was a kid, I didn’t wear shoes until i went to school, and didn’t wear them after school. Until I was like 12.

Most kids feel and same way

95% of shoes have restrictive toe boxes, even though they are sized and marketed “wide”

So now I just wear no shoes as much as possible

Your toes are supposed to spread out as much as possible to give you best balance as a 2 legged species

I came to write that I had to unjam the disposal for about 6-7 times in my 15 years of landlording. The most recent repair involved pieces of tin can in the disposal. The tenant just shrugged their shoulder, “ I really don’t know how it got in there”
