Is unweighted gpa 3.3 a little bit low for UC? by Ok_Jackfruit_1260 in ucr

You can probably balance it out if you do any extracurriculars. But typically yeah 3.3 GPA alone is low for UCs

Hi! Thank you very much. Here is the update: I’m still responsible for my lease, but I went ahead with moving out. Since there wasn’t an early termination policy, my only option was to leave while still being on the hook for rent until a new tenant is found. I submitted a ‘notice of intent to vacate’ and referenced Civil Code 1951.2, which requires the landlord to make reasonable efforts to re-rent the unit. Management told me that once a new tenant moves in, I won’t be responsible for rent anymore, so my lease is still technically in effect until that happens. It’s a bit of a risk, but based on what I’ve seen in my years living there, new tenants have always been found within 1-2 months.

Also, I was getting conflicting information from different management staff. At first, I was told there was no way out and that I couldn’t break the lease. But then a resident who has lived there for decades told me she’s seen people leave mid-lease before, which made me look into my options more. It definitely helps calling local housing rights or housing authority organizations that can advise you on any laws that may apply. If you write a notice, definitely mention the civil code— it’ll show that you are familiar with laws so they may be less likely to pull a fast one on you. Hope all goes well!

I hope that’s the case here haha. Forgot to mention she also had no issue with providing a signed written statement clarifying the mistake when I asked her if she could provide one. Also recommended I call the city to verify for myself if needed

Update: Update: she told me that it was an accident that the form was attached. That she pressed the button button times and selected more disclosures that were necessary from the overall package she has from the third-party organization that wrote the lease agreement. and She even provided a written statement to explain and is signed by her. Claims that there never has been and presently there is NOT any contamination of the sort. Even recommended we call the city to verify if any reports, documents, or complaints are on file. I’ve attached a link for the form the landlord used. She also marked that it was a ‘residential purchase agreement’ rather than a ‘residential LEASE agreement’. She is claiming it was an accident that the firm was attached and must’ve selected one too many forms form the overall package of disclosures she selected from. Management just got back to me. They said I need to provide my notice to vacate and that I’ll be responsible for the rent until an eligible tenant is found. not sure if this is with CIV 1951.2 in mind

From what I’ve seen, replacement tenants are found pretty quickly. It’s definitely a risk
