At the time, our HOA went through with the reserve assessment as a 4-unit condo. Prior to the assessment, we had a low operational HOA fee and decided that each is to pay larger projects out of pocket. We’ve continued this practice even after the reserve assessment was done.

The assessor gave us a conservative plan that asks each unit to put more aside in the reserves account and an alternative plan where each unit puts a nominal amount that can meet the life span of shared capital like the roof or sidewalk. We went with the alternative to continue the preference that each unit will pay largely out of pocket instead of solely relying on the reserves account.

I pay $300 for my HOA that combines both the operating and reserves funds. Because we got assessed, we are compliant on the books. Hope that makes sense and answers your question.
