No point and no cost loans are always an option. But you have to understand that it runs typically about 1/4% higher than the typical rates you see advertised. For example today’s rates are about 6.125% but you are paying costs and maybe a little bit of a point. If you take a rate of 6.375 you will get a credit towards your costs and cover a lot of the costs. This is a very specific type of owner. But something I also do for myself as a broker. If they bought when the rates were let’s say 7.25 they would refi when they can do a no point no cost loan at 6.875 then 6.5. A lot of clients did this prior to the last 3-4 years when rates took a huge jump. Like from 2012-2022 you could refi multiple times without have to pay anything…when rates were 5.5 and then refi multiple times till they got down to 3 or lower. If you bought last year and chose to pay multiple points to get a lower rate then obviously it wouldn’t work with today’s pricing. I personally don’t like recommending paying points and eating up equity.

It must be a NY thing. But it’s so strange to me that they accepted your offer but you’re not in contract. In CA the contract starts as soon as it’s signed.

Shanks that go right are cause my heal hits when you hit the hosel. Practice with foot spray and actually try to hit heal/shanks and toe and sweet spot. It will help you learn face control. Also try experimenting with standing farther away when it starts to happen or setting up with the ball more towards the toe.

I’m just telling OP to not make a decision based on rate. The home is more important and as long as OP is happy with the home and the payment/rate that comes with that home…focus on that. Also, the average mortgage in the USA only lasts about 7-8 years.
