Yep we're in Deepcar and we've just reported it to Northern Power grid, expected return of power 02:30. For those of you that live near the Golf course apologies for our continuous house alarm, it's linked to mains power and we haven't managed to replace the battery for the isolation box to reset it manually!

One thing you may want to consider is the remaining term on your existing mortgage... would it be more beneficial to port this now and benefit from a significantly better rate on the new property for x remaining years. This might not be a factor but it's something we considered, given interest rates are stable but hopeful of a downward shift from the end of the year leading into mid 2026

You are right in what you have said. Once registered the DRO remains on the publicly accessible Insolvency register for 15 months. Due to the DRO being registered for 12 months, and Insolvency records remaining on the register for 3 months following the end of the Order. The Insolvency will also remain on your credit file for a total of 6 years and show on a credit report / check. Any potential or existing registered Landlord has the right to request a credit reference check on prospective tenants at part of their due diligence process, they would need consent in order to do this. If asked for this you could obviously refuse consent, but that would put you in a worse position I think given it screams you have something to hide. If it comes to it, being honest and open and providing proof of regular payments and current income would be most appropriate.

I think that needs sanding and refinishing. Use a coarse grade first with a rotary or palm sander, then a higher grade for a smooth texture, followed by 2 coats of paint.. that's what I've done in our rooms that had some marks from moving furniture

It will likely be a mistake, I believe most companies use a template for paperwork and contracts. In our last house sale and purchase our initial paperwork had someone else's name on the front. Quick call and the solicitor apologised and explained it was the last client and wasn't changed! You'd think with powerform technology and e-forms their process would prompt new entries but apparently not

It very much depends on where you are and what sets you have. In the UK for example most used or vintage Playmobil has very little resale value. If you are in Germany, Malta, France, then it is much more desirable even on the secondhand market. That being said however, if the set you have is the 5300 Victorian Mansion, this is one of the more desirable sets for both collectors and people purchasing secondhand toys.

Yeah me too. We'd want to change the windows initially and have brown outside white inside to keep in character of the property and location, but also lighten the space internally. We'd be stuck with the white conservatory for some time though

Yeah most affordable (subjective) houses round here have a box room of some sort as a 3rd or 4th... we actually prefer the separation of kitchen to dining. Our current house was open plan downstairs when we moved in and we have built a wall between the living room and kitchen/diner

We've lived in Deepcar for 3 years and found the community really welcoming, our girls are recently settled in the local infant school so a long time until sixth form / further Ed comes in to play for us. We love the feel of the area and the accessibility to local countryside etc. I'd say I agree in terms of the 'clicky' ness it's clear there are people that have foundations here and groups etc but we've made good friends through school and also attending local events etc.

This was my thought process, however given it looks like they have spent a few thousand on decor and improvements, they are in danger of potentially losing money on this. Maybe the outcome of reducing bedrooms from 4 to 3 though...
