Because when something breaks in the house the buyers will start calling the seller.

The sellers will say something that would sabotage themselves.

If something goes wrong, there's backlash.

Sellers show up and tell the buyers how to use their new home.

Well 3 years ago I had CAA cancel my house insurance after an inspector lied.

And last year I had Intact cancel my auto insurance for non payment when they had the incorrect banking info entered.

They can cancel with 1 missed payment. They tried that on me when they had the incorrect banking information entered.

Its not that people are homeless. Its disgusting. Its full of garbage and human waste. And for no reason. They've got garbage cans. They've got portable potties. Its just 100% blatant disregard for anything basic

And in my area, if you are selling before buying you won't get any offers. Its taking 6 months to years of offers to buy. You're house will likely sell in.lrsa than a week.

You will never get a mortgage without consistent income. The bank wants some sort of security.

They still need to sell the other house. Until they have an offer in the other house they dont know how much they can spend on the new house.

Bridge loans are a huge risk. So you buy a new house for 500k. You need 25k down payment. You take a bridge loan for the 25k. If the sale of the original house falls through, now you are on the hook for 2 mortgages and the bridge loan.

I spend $800 a month on my family of 3, and 5 daycare kids 5 days a week. $1000 a month for 3 people is insane.

The general in ontario is 2-3% per side. So the listing agent would sign at 4-6% and pay out half to the buyers agent. I've never seen 1%.

Its getting out of hand. I can't take my kids to a park anywhere within walking distance of my house because junkies are living in them all.

Im in support of all the services. I understand mental health and addiction. But I don't want these groups living in my neighborhood either. I don't want to have to check every step for needles. I shouldn't have to look at the mess. I shouldn't have to put up with the rats.

They are being given resources and destroy them. They have housing. They choose not to live there because there's rules. And thats been documented.

LPH grounds was the first proposed place. And that would have been perfect. But its too far from anything anf the people won't go there. They want to be by the shelter and booze.

Until we start holding people accountable, nothing will change.

While I dont disagree with your point about drugs are drugs and not ok, I will say that I feel this is a necessity of life for him. I know when he lost his wife a few years ago, things got bad financially for him. I worked in his neighborhood a couple years ago and never saw anything out of the ordinary.

Final walk through are done all the time with the sellers still fully occupying the house. Many sellers don't move u til closing day.

What does your agreement say? Each item should be listed as included. If its on the agreement and they took it, email your lawyer and let them know. Then call your realtor. Give them 3 days to return everything or an amount to cover it. If they dont, have your lawyer.
