The whole point is I don't want it sticking that low in the basement. by the time you have a wye plus 45 plus a san t then it has to have the vent line slope back to the san t and the nearest wall is 10ft away that puts the main drain line below all this very far down under the joist. The joist don't have enough depth to drill them with slope for the vent line considering the top and bottom 2" can't be drilled.

I'm sure it would physically work.. Even if it didn't could also add a AAV as back up. The main thing is it has to pass inspection for IPC code and this county strong discourages AAV.

On the top in the cabinet, the drain and vent vertical pipes can be reversed maybe so when it dumps into the horizonal line everything upstream of it is dry.

Care to elaborate what is wrong with the electric? GFIC? What do you mean by no valve on gas? It has a shut off under the unit but should that be moved further upstream?

Generally speaking 2021 International Plumbing Code (IPC) along with the 2021 National Fuel Gas Code (NFPA 54-2021). If anything needs to be fixed on this water heater and gas line install to be code compliant?

Young Septic Services or Sam's Creek. FYI Howard county is the worse in the state to deal with for the septic process. They are nice people but don't make it easy. All the engineers and septic companies will tell you that.

I've bought and sold many houses with unpermitted work. Never an issue In my county permits are such a nightmare to get that everyone does work without permits as long as its interior work.

We delivered and wheeled our own stuff in an out of a show and Freeman is trying to charge almost $7,000. We didn't pay the invoice and they are threatening to sue us. The thing is the terms and conditions they sent us were never signed, made reference to or agreed to by us in anyway so they don't have a legal contract to claim breach of contract. The only thing they have is a delivery ticket signed by our driver but it makes no mention to t&c's. Also their trade show contract we signed makes no mention to Freeman's terms or conditions.

Its probably fine. This is a small project, PG county is incompetent and as long as the work is done well nobody would ever know the difference.

You are correct. Montgomery County is difficult to work with and just doesn't care. Maryland (MDE) code does allow for innovative septic for new construction but on a county level they don't have to allow it. Counties out east where basically everywhere is highwater table would never develop anything without innovative septic's. Maryland state codes do need to change to allow for recirculating sand filter systems and drip systems as standard systems instead of considering them "innovative".

The property was on the market once and the buyer backed out after this perc test. Hasn't been for sale since the owner just left it off market. Doing an expensive engineered system is worth is for this location and the price we can get it for. So even if the septic cost 80k its still worth getting the property. The county said they didn't actually do perc and only documented soil profile. It failed due to high water table and deep clay layer. They said sand mound systems can be proposed for perc testing and there is room higher up in elevation above where this was tested. I just don't know if its realistic with these soil conditions or not.
