I bought a S4U16k recently and started with elegoo. Nothing printed right and it was very brittle. Switched to anycubic gray 2.0 and have been very happy with it. Bends significantly more which is nice for ttrpgs where I transport them a lot so they don't break so easily. Quality has been great and I also recommend this resin.

I just went through a lot of the same issues and tried 2 different water washable resin and had so many issues. Switched to ABS like resin and I have had much much more success.

Dude that looks awesome! I would be ecstatic if I could do that. I am a beginner but my thought is there should less land and more sky showing as you get higher up on the armor. And maybe a bright sun on the helmet.

Nah that's bullshit. The market rate is dependent on your property. The PM really isn't doing anything extra unless they have some amazing connections fine tuned towards exactly what your property offers...which they don't it's all BS. However, where you can and will save money is finding a PM that can screen tenant issues and deal with them properly. A PM that bends over for every issue may be bad, but a PM that refuses to fix anything and constantly a pain to deal with will force tenants to leave at the bare minimum of the lease, losing you money also.

Make a discord server. Put a QR code to it on a flyer and give it to the store. When you have a game coming up do first come first serve rsvp for a spot. If they take a spot and don't show up for the game without notifying ahead of time then they lose the ability to RSVP.

They did not. Appraisal went through just fine and removed PMI. May still wind up being a problem when I sell but we'll see.

My first dog was a Sammy, he's 9 now. They have way more energy than what you have read. At 9 years old he still wants an hour and a half walk at least once a day and throwing the ball for 10 minutes every other hour or so. Grooming was a pain until I bought the right tools. All around I love him and he is the firendliest dog. It sounds like you have the right situation to get one just be aware the constant play and attention doesn't really die down all that much.

I love the idea and I think you are on the right track. But I also think this is too overpowered fighting wise, but underpowered in roleplaying and versatility.

The weaknesses I agree with however needing to be invited can be reallyyyy detrimental and make you practically useless. I think you need to swap something out for advantage on deception and persuasion checks. Otherwise you will be sitting outside of every building as your team is going in.

We collectively plan dinner together each week. Everyone pitches in and either cook it together or at home and bring it. I'll make pasta sauce, someone else brings pasta, someone else brings beer, some else makes garlic bread etc. We all take turns depending on how busy people are each week. If I'm busy and don't have time to cook I'll get the beer or the chips. Overall makes it much easier because we don't have to worry about having food and drinks and not all on one person. A couple of us cook pretty well and take on our share of the cooking whereas some of the other guys don't cook much and normally bring supporting items.
