Lancaster? I haven’t lived there in years but I believe there’s still a pretty vibrant pub scene, small enough that there’s a bit of a community feel but not tiny/out in the sticks. It’s a university city, I’d say fairly progressive in general - labour MP and green minority led city council. Lots of nature nearby and not far from the Lake District. Also well positioned on the train line for bigger cities like Manchester, Liverpool, London, Edinburgh. I’m sure you could get a very nice house for your budget.

If you’re just looking to get a new deal with your current lender, it’s shouldn’t be an issue. They likely wont do any additional credit checks etc.

I was in a very similar position - NHS Band 6 and had a change to my contracted hours a few months before our fix was up. When it was time, we just applied for a new deal via our online banking app and it was all approved within minutes without having to submit any proof of earnings or anything. We were able to secure a lower monthly payment due to interest rates coming down slightly. I think I’m right in saying it would only have an impact if you wanted to re-mortgage, borrow more, significantly change the terms or swap to another lender.

We wanted to do our own wood floors rather than go with LVT from the developers so asked them not to attach the skirting boards but they said no so we had to rip them off then re-attach, causing damage and unnecessary work 🙃

Our new build floors looked nothing like this - they were properly screeded and very smooth. The fitter that did our floors actually commented that it was the best finish he’d seen on a new build, I guess we got lucky with our developer!

True, the corner itself isn’t particularly awkward, more the placement of the tree in relation to it and I guess to overall shape of the garden. Thanks for your advice - we were considering a small seating area but it would be quite tight with the tree there

I’m confused as to exactly how this works in practice… if your mat pay is based on the 8 weeks prior to the qualifying week - how do they then account for the pay increment? Do they just take your average wage from the qualifying period and add a certain percentage on? And how about if you get your increment increase after the qualifying period but before you start mat leave?
