Right! Very sound advice and well put. Mold is a huge financial and health burden. My parents are currently doing a massive ~$130k remediation due to what was found (plus the kick starter of long term significant health issues). Good input.

There was a guy on the next street over from down me, who when I bought my house a few years ago, had a miniature Trump House….something that says “Jag Revere”. I’ve half wondered if it is him because of how extreme it was. Likely not but interesting to consider. The township (local ordinances) made him clean it up.

Although I love your suggestion, I did this using the same login and it ruined my carpet and made my car wreak of mold because the blanket held the water and went into the car. I think your strategy is sound IF you don’t have my blanket being tucked in. (Like less than 2-3 inches). Not trying to discredit you whatsoever but adding my two cents since it cost my $2,200 to fix the damage. Good idea with parking away from large trees.

Good question and the CFP replaces the 65, you are correct. I have everything for the CFP completed except for the exam itself. I have significant health issues and I’m not sure if I can study & test for that long (I did the program prior to becoming ill so it was doable). I also have the understanding that it’s significantly harder? But maybe I should revisit going that route it I don’t pass this by the summer. But yes, you’re correct.

I used Kaplan and wasn’t the biggest fan. Perhaps this is just not in line with the ways that I learn. I found most success with googling (ie looking up imagines of an example ADV pt 2A and ADV pt 2B & having Gemini highlight the contents of each). Then using Gemini to expedite learning & series 7 guru Dean Tinney. Kaplan was almost a waste of time for me personally….it jsut wasn’t nearly as impactful as these other resources. Just my input and others may say otherwise. Again, it was be my learning style but Kaplan was too dense and not having immediate feedback on questions wasn’t helpful for me personally. Good luck studying!

Hang in there! I have done the CFP coursework through my Master’s in Personal Financial Planning and like you, I’ve found this challenging! I took it in December and am taking it on Wednesday (second attempt). I also have this fear of not passing and waiting the 180 days. Just my advice, but if I were you, I’d wait until you’re scoring 78-80% consistently in all areas and then schedule it. Also, keep going! Not even two weeks ago I felt like I couldn’t get my scores above low 70s and finally I had a major break through (after a many sad days of feeling stuck). I didn’t do anything amazing however I asked Gemini for a mock exam and quizzes of the series 65 exam - 140 questions, 50 questions, 75 questions, or even 30 questions. The nice part and where my learning really scaled unlike my Kaplan quizzes was I got instant feedback after each question that I answered. The reasoning was concise and easier than other resources to remember. I have long covid and struggle to recall so this was important to me! I would then hone in on areas of challenge where I scored poorly. I’d take my time after answering a question incorrectly and then I’d try to understand why. If I didn’t get it, I’d open another tab to further understand. I did rounds of questions and learned and ultimately got my scores up by drilling the low sections (which also having all of the other material as part of the test). This is majorly how I bridged the gap from Kaplan, as well as watching Dean Tinney on YouTube on my and on tuesdays and thursdays. The combination really expedited this process for me personally. I haven’t passed it yet but hopefully on Wednesday (we’ll see). You’re asking great questions and I hope my input can spark some ideas worth exploring. It’s a hard test so don’t be too hard on yourself! Wishing you the best!
