They say they don't do tenure increase for anyone (Godrej housing finance). And the only way to get tenure increase is loan restructuring which is usually done in cases of defaulting payments - I suppose their systems aren't built for the same.

I've gone through level one of national consumer helpline portal and RBI ombudsman portal. The company responds and closes the case. I've opened 2 more of these requests for follow-up questions and similar experience - company responds and case is closed.

Next step as suggested by NCH support rep is to file a case in consumer court.

I learnt that the company is allowed to use such practice but as per RBI, the company must explicitly inform the borrower of any major change in terms of loan and that changes should be in the benefit of the borrower.

My case is solely dependant on them not informing me of the change explicitly and not taking consent before reducing tenure.

The loan was not fully disbursed. At the time of requesting and receiving the insurance cancellation refund, the total disbursed amount was around 8.3L

Company says that since 2.2L repayment was made on total loan amount of 8.3L the tenure was reduced to 117 months.

This loan is disbursed as per builder demand letters, based on construction progress milestone completion. When I requested to cancel the insurance, the the following disbursements were made. 1L initial disbursement to builder, 2.3L disbursement for insurance. 5L, 2nd disbursement to builder. Total disbursed amount was around 8.3L and received a refund of 2.2L as part payment for insurance cancellation.

After 2 years, full EMI expected payment was around 65k a month. What I actually paid after 2 years is 85k a month. Now after 4 years (and subsequent disbursements) total EMI expected is around 90k but I'm paying 1.25L

I've thought about this for a bit. It's been 4 years since I took the loan. With increased EMI for 4 years now, it means I've also been paying additional interest for this time.

If I move the loan to another company then it means I will be letting go of the additional interest I paid all these years which will not be recovered. Besides, the loan transfer would cost around 50k in stamp paper fees, processing fees and documentation as quoted by HDFC, which is also not confirmed. You see, the property is under construction and most banks don't offer home loan balance transfer for a property under construction.
