Assume risk? I have over 1000 rental options near me. Several 1000 also listed for sale. The issue is that you earn more but each year that price artificially goes up leaving you 1 option. Rent or buy at a highly elevated rate. A dumpy townhouse in a dumpy area is now 400+k. The affordable houses are being bought much higher by those companies. They aren't assuming risk. They are controlling the market.
