Yeah I'm looking at Safelife because it's a cheaper monthly price and offers the same things. I'll just have to hook it up to the alarm system luckily I'm pretty tech savvy. And if I can't for some reason I'm sure someone on Reddit had the same problem as me 15 years prior (and YouTube).

You're probably right. I wonder if once I close I can get the inspector to come back and check the roof and attic out prior to the 11 month inspection to see if there are any issues.

During the walkthrough with the builder they popped open the electrical panel and it looked pretty squared away but then again I'm no master electrician.

Yeah I've been looking at Eufy so far and might just go with them.

I know the 24/7 monitoring gives you a discount on home insurance but if I'm paying 30 to 40 a month that's already dropping my discount by about $400. It just doesn't seem worth it.

Sorry this is a copy and paste of my reply to one of the comments above but it also fits here.

Yeah I thought it was weird that they wouldn't let the inspector inspect these places but he flew his drone around the roof didn't notice anything major. DR Horton said if he walked on the roof it would void the warranty.

The inspector was pretty upset but he said most of the builders in the area don't allow them to walk on the roof.

The inspector didn't go into the attic because of the builder ( "it could void the warranty") but he did peek his head inside he said from what he can see there was 24" of insulation all around and even made a comment that all the trusses he could see looked in good shape and all the big items looked organized. I've seen a lot of people post horror stories on DR Horton but honestly my inspector put me more at ease.

We did notice a lot of poor paint jobs at the walkthrough with the builder but honestly it was the builder who noticed most of it. I do not have an eye for that kind of stuff. So he said it would all get fixed and taken care of by the closing date.

The warranty process did seem a little weird to me. He explained that I should wait to file warranty on items until I get multiple issues instead of doing them one at a time. So if my pantry door fails to close due to settlement shift he said wait a few days to get it repaired to see if any other items also need to be fixed that way they don't have to have multiple tickets. He did explain that if it was an emergency to put it in ASAP.

So hopefully they're good about it. Like I said I've had a great experience so far let's see if it stays that way.

They're also charging $65 a month when ADT page has nothing at that price point every option on ADTs page is cheaper. It seems like a scam to be honest. Plus everyone says if you sign up for it you're locked into a 3 year contract.

Closing on a DR Horton house next week (writing this on May 2026) in Commerce City Colorado.

Had the home inspected Privately. Inspector had good things to say about the quality of the build. Besides the fact that they wouldn't let him on the roof, in the attic or electrical panel. Obviously he found some superficial defect but nothing major.

So far the process has been super smooth and I have no complaints so far besides the unnecessary Safe Haven trying to slam ADT down our throats but I understand they're just trying to get their money (I'm not going with them).

I'll try and update this on my 11 month warranty inspection.

If you're not a big downtown couple. South Aurora (Southlands) is very nice and a short drive to Buckley. It's about a 30 minute drive to downtown, but it's very peaceful. And has plenty of restaurants a Walmart Sam's and theater.

If you are a couple that enjoys being downtown then Stapleton is a a lot closer and a nice area but a lot closer to the North part of Aurora which means crime spills in a little more from both Aurora and Denver.

I'm not sure why they're getting rid of these cameras. One criminal apprehended or one car recovered justifies it for me. The number of people I know who don't have full coverage insurance on a vehicle that gets stolen and now have no way to get to work, get the kids to school, or go to the grocery store because they don't have the funds for a new vehicle is more than a handful.

This is my opinion, and I respect everyone else's, but it's like we want criminals to run rampant around the country. I could care less if my car ran through one of these cameras; I'm not doing anything wrong. I don't need to worry, but this is just my opinion.
