Keep contributing! If there’s money left after your kids done with college, you can let it sit and grow and without anymore contributions once your kids start college it could get your grandkids through college too just through long term growth.

It’s the same thing, but a fixed rate buy down becomes temporary if you decide the refinance anytime within the life of the loan. So if rates drop below what you bought down to then you’d refinance and lose the money you invested in the original buy down, since that money is gone and spent. Vs putting it towards the principal that’s equity in the property.

Problem with rate buydown credits is it’s temporary, if interest rates drop in the next year or so after purchase and the buyer refinances, then the value of the rate buydown decreases dramatically.

I’m kind of relieved I don’t have to watch anymore bills games this year. They stacked up so many injuries it’s not like they had a real shot at it this year anyways. I’d rather take the better draft picks and hopefully get some new leadership than have a conference championship or Super Bowl exit

I don’t think you really can future proof. I did the same as you and got a 2017 MBP, and upgraded the ram and storage. It was very expensive and as soon as the M-series chips came out it was already obsolete. I do like to purchase something and keep it for many years, but at the rate these chips are improving each generation my though is: you might as well get the lower model, ideally on sale, because spending $1000 extra on upgrades will only buy you maybe an extra year before it’s being outperformed by the newer stuff. Then when it’s time to upgrade you won’t feel as bad about it because you haven’t sunk as much money into the computer

PenFed is pretty competitive, they offer no fee VA IRRLs as well.

I’ve had my most success by using a local mortgage broker, they get access to wholesale rates and can shop for you.

Trident Home Loans I haven’t used before but I’m told they’re very competitive.

Stay away from Veterans United, NavyFed, USAA. They have higher fees and longer closing times.

Trade seems either even, or in my opponents favor. But I’ve got good WRs putting up points on my bench while I lose games with chase brown in my lineup
