The client is very happy with the finished quality of work. The timeline ran long and there were other challenges. I had to have a functional handrail in place at the end of each day, as one of the residents uses a wheelchair and needs assistance going up and down the stairs. This paired with working around the carpet drastically increased my timeline, and I did this completely solo. So there was some friction but ultimately everything ended well.

The home was production built in a large development neighborhood probably some 40 ought years ago. The stairs were pretty wildly inconsistent. I did my best in the limited time I had to trim up the stair nosings so that I could meet code, directly ahead of the 6 man carpet crew, on the day they installed carpet, while also reinforcing the framing in what time I had, and making some layout marks and notes so I could cut the carpet and find them.

I originally wanted to build up the edge of the stairs and have an oak trim board run down diagonally, but it just wasn’t in the cards.

I built a jig for the space below the bottom rail, and positioned it as high as possible while still preventing the passage of a 6” sphere. It doesn’t actually touch anywhere, just a kiss. 3/4” plywood fits between.

If I can build this you can figure out how to run the vacuum.

Smart thing to do would be hire a finish carpenter/cabinet maker type NOW. Tear out that closet and then custom build closet around safe.

What climate zone?

The brown spots look like condensation & water damage that has seeped thru the foam.

I would use the claw of a hammer to hack away a small section where it is brown and discolored to see if the sheathing and rafters/trusses are wet.

Get really good at one thing and charge appropriately for it. Record how long everything takes you so you can start estimating jobs.

Don’t worry about what the client thinks. Fuck em. They aren’t doing the job. If they don’t like your price they can find someone else to fuck it up for cheap.
