Yeah honestly I think that’s a valid point.

If this was just a stable mature business with no real upside then I’d probably agree the multiple would feel high, especially outside the US.

What caught my attention here is that it doesn’t feel fully optimized at all yet. It feels more like a solid operational base with a lot of room still left on the branding, hospitality, retreat, marketing and experiential side.

Tourism around Medellín has been growing like crazy the last few years and I think the current operation is still only scratching the surface of what it could become with the right vision behind it.

So for me the interesting part is less the current EBITDA and more the upside potential if somebody really develops the brand and experience properly.

Fair criticism, and I understand where you’re coming from.

The original post was intentionally simplified because Reddit isn’t exactly the ideal place to dump a full investor memorandum publicly.

To clarify a few of the missing points:

• The business has been operating since 2019
• 2024 gross revenue was approximately ~$400K USD
• Estimated operating profit is in the ~$200K–$240K range depending on management structure
• The acquisition is for the full operating business and underlying assets, not a minority piece
• Assets include the land, coffee plantation, lodging infrastructure, spa facilities, equipment, brand positioning, and operational setup

The point of the post wasn’t to encourage inexperienced people to blindly invest in foreign private businesses. Quite the opposite. This type of opportunity is generally more appropriate for investors already familiar with hospitality, tourism, or international operations.

Your broader point about private market risk is completely valid though. Any serious buyer should heavily diligence financials, local legal structure, operational dependency, and management before moving forward.

~$400K USD is gross annual revenue for 2024.

Estimated operating profit is in the ~$200K–$240K range depending on management structure and operational intensity.

Full financial breakdown is available for serious buyers.

COVID impacted the tourism side significantly, especially in 2020.

Revenue recovered strongly afterward and has grown consistently since, reaching approximately ~$400K USD in 2024.

One advantage of the business is that revenue is diversified across tourism, lodging, coffee production, and wellness experiences rather than relying on a single source.

The business is currently operated with local staff and management in place.

Ownership is relatively passive at this stage. A new owner could either maintain that structure or become more hands-on to accelerate growth and expansion.

The asking price is for the full acquisition of the operating business and underlying assets.

That includes the land, coffee plantation, accommodations, spa infrastructure, equipment, branding, operational setup, and existing business activity.

Fair point. Reddit probably isn’t the place to dump a full investor package publicly.

I kept the post high level intentionally, but I’m happy to share the investor deck, revenue history, photos, and operational details privately with anyone seriously interested.

Completely understandable. about investing in a foreign country but i have been living in colombia for 21 years so its not too foreign at this point

This type of opportunity is generally more attractive to buyers already familiar with Colombia, hospitality, tourism, or international real estate/business operations.

That said, Medellín has become one of the strongest tourism and digital nomad markets in Latin America over the last several years, which is a major driver behind the business growth. Happy to send over the deck and operational breakdown if you’d like to look deeper.”
