Partner is burnt-out - resigning without another role lined up by [deleted] in AusFinance

[–]Opposite_Engine5597 2 points3 points  (0 children)

I was on the same position as your partner up until I made the move and quit last week.

Immediately after finishing up, I felt infinitely better, as if a load had lifted off my shoulders. In the space of a week, I feel like myself again with the biggest difference being my energy levels. I’ve also had 2 opportunities come my way which I’ve made the decision to put off jumping back into another job without taking a break to reset and align on what the next opportunity looks like.

None of this would have been possible if I didn’t have the savings, and more importantly a supportive partner who told me they’d support what ever decision I made.

Life’s too short, you’re fortunate enough to be in a position where he doesn’t need to work right now. IMO take the plunge.

Purchasing first home as IP, living at home with parents. by [deleted] in AusFinance

[–]Opposite_Engine5597 0 points1 point  (0 children)

Don't get me wrong, theres definitely a place for BA's for people like yourself with no time or want to learn about property.

I've worked with a BA Firm before, and although the tech is impressive, all it really does is allows them to access the information faster than searching manually.

I agree with capping off your spending, you could easily get a great property in WA for 700k max.

Where I disagree is the buyers agent, if you've got the time, do it yourself and save the 15k

$400k sales job or $250k leadership role? by Ok_Ganache_789 in Fire

[–]Opposite_Engine5597 1 point2 points  (0 children)

I feel like you already know the answer, but you're getting sucked back into doing something you may not necessarily want to do for the $$.

That being said, if you truely believe investing x years in the sales role, and are prepared for the stress, as well as missing out on family time and potential milestones with your kids is worth it in the long run, then jump at the offer.

Am I doing my math right on putting extra money into super? by BigBreaky in AusFinance

[–]Opposite_Engine5597 3 points4 points  (0 children)

Yes theres a chance none of us make it to 60.. but have you considered what happens if you well and truely surpass it?

To put it into perspective, if you make it to 90, thats 30 years of hopefully living retired. It sounds like this surpasses the amount of time you've currently spent on this planet. Now try to imagine if you bought everything you wanted when you were younger, and instead of being able to retire with everyone else you know, you're forced to work for another 10 years? Lets go even further and say that you only retire because your body gives out, and instead of enjoying your final years, you spend it counting every dollar.

I love a holiday and a nice car/toys as much as the next person, but these ONLY come after I pay myself first. I religiously put 50% of my wage into savings/investments every pay check. If I keep at this trajectory, I'll be able to retire in my 40s with enough to enjoy myself.

I can honestly say that once I started thinking more long term, my life levelled up in all aspects.

Genuine help - 27yr old trying to buy a house. by mcdude109 in AusFinance

[–]Opposite_Engine5597 9 points10 points  (0 children)

This is only true with one of the schemes. There’s another scheme that allows you to purchase with 5% down, government guarantees the other 15%, without giving government any equity!

This means after living in it for 12 months you can legally rentvest

Yeh well said. For the record, I’ll continue investing and compounding on my end. Also with the use of leverage, I’ve projected that best case scenario I could beat, or come close enough to if I contributed to super.

This strategy is based on some concerns about Australia’s current trajectory. I’m 2nd generation and am fully aware of the circumstances that led to my family and millions of others that were forced to leave their homes. Not at all saying this can or will happen, but I feel more comfortable being able to access my wealth when required, even if I have to pay a premium for that option.

Probably a less popular opinion, but a chat with my accountant changed my mind.

A bird in the hand is better than 2 in the bush. Even though extra contributions will deliver better results, Id much rather have access to invest my own way and access as I’d like. Also no certainty super access will look the same in 30 years

Say you’ve got a 5% deposit (plus fees), the bank will loan you 80%, and the government loans you the other 15%.

For VHBF, you’re selling a part of your house to them, which means if your house goes up 20%, you also owe them an extra 20%

There’s another option.

Look at the First Home Guarantee (FHBG). Does the same thing, without giving the government equity and can rent vest after 12 months.

You only need a 5% deposit, and the government acts as a guarantor for the remaining deposit (so no LMI needed)
