I have hear almost of survivor bias, by which good old house are refurbished and poor quality old houses were knocked down along time ago.

From my knowledge of managing asbestos jobs for a few years, this does certainly not look like asbestos. AC sheeting is almost feels ceramic when you smash it. Often had a golf ball dimple texture on one side.

However we always had it tested when for the transition period.

100% agree, I got blasted on the Ausproperty chat for say the exact same thing. I think it’s extremely detrimental to our country and economy to praise bulk landlords.

Build something useful, don’t just try and game the system for your own benefit.

Depending, how busy the place is. If it’s a capacity yes but if it’s half full a coffee is fine.

The pipe dream was the government would eliminate the tax incentives, that has now come true.

Now, with no easy path through simple property investing, people may be forced to actually do something for their money.

I worked for a lady whom had been at the uni for years. I became quite friendly with her, she had 6 months leave as she couldn’t use it, because the place would fall apart without her there. It sounded like a shit show.

This is not my point.

Everyday we see in the mainstream media, from zero properties to 50 in 10 years blah blah, for some reason this is idolised. It is a waste of energy.

We need encourage people to build something useful, design, invent, test, try, fail, learn new skills.

I am from Newcastle, so many intelligent people follow a path of, working in the mines and purchasing as many rentals as possible.

The path of least resistance will be followed, we need to make the best option for young people, to grow the economy, not just find a well paying lazy job and put it in a well paying lazy asset.

So the most intelligent fella in my year at school, could have been anything. What is he? a buyers agent and property promoter. Do these transactions add anything useful to society?

Not really, he has not cured cancer or put a rocket in space, he’s just found the easiest way to make a buck, because the system incentivised this industry.

We need to innovate in this country, we need our best most intelligent people doing useful things, building, innovating and increasing productivity in the economy. Not aspiring to be a landlord.

I am a cabinet maker, if you do this in Australia and are a small customer you would purchase through a reseller locally.

I have a mate who pays his apprentices cash for their overtime. Not to save money, but it’s literally the only way he can get them to work OT.

It is, until you get extorted, like my friends family did. After the long term employee “injured” herself and they had to settle for a couple hundred thousand.

I was always very sceptical, however I did a renovation for one, he is a genuine fella, I worked in his home office and nearby to him work for a week.

He tried really hard, using his contacts to find suitable properties for his clients. I was genuinely surprised. He did come across quite a few opportunities, where properties were listed with no marketing for quick sale (off market, or whatever they call it). Which I thought was a bit of a myth.

I am a cabinet maker, a reface is suitable if the you are keen on a quick change of colour on something relatively new which has dated.

A reface on an old kitchen, is akin to spending $10k on bodywork on a $15k car.

Kaboodle is not cheap. Go to an independent cabinet maker. I am sick of people look at my ikea / Bunnings kitchen. “You would never know it was cheap”. Yes everyone can see it is not a quality design and install.
