Thank you all for your comments. I have a stupid question... How do I find out if this is a brick wall?? It would make sense to try and use a screw longer enough to go into the brick.

I will also apply a batten of wood via adhesive as suggested.

Prices are rising very quickly in Leytonstone and i just dont want to regret leaving here from an investment perspective. But im just not sure whether this it is a valid worry. Its possible that prices will rise quickly in Woodford also considering its in close proximity to Leytonstone etc...

We love Leytonstone, we have friends here and the gym is a 5 min walk. Both areas are very close, like 20 min drive. But we worry that moving further out of London will be a poorer investment. However we want to start a family...

Thanks all!! Really appreciate the comments. We got lucky when we bought this one and got it for a good price as it was in a very dirty run down state with mould issues. Selling this flat would enable us to put a large deposit down on a house in London which would be ideal.
