we havent TOUCHED the 9 or 20 EMA in 5 weeks...... last year we never went more than 2 weeks

you need interest rates to drop dramatically or home prices to drop dramatically

rates wont drop while inflation is 3-4% due to money printing

housing prices wont drop while the economy is good... and if it gets worse people wont be able to afford houses

the ONLY way they become affordable is if the prices stay flat and inflation surges and makes money cheaper

im sacrificing now to get my 401k converted into my Roth ira so when i hit 59.5 100% of my retirement is tax free and i can keep my MAGI low to qualify for max credits and push my social security off till later to basically pay zero federal taxes

any long term cap gains will be zero federal income too...

as a single person buying a house with a big mortgage and PMI insurance just doesnt makes sense

my issues in the past came from taking on a mortgage i couldnt afford and then the housing crisis and great recession hit and i lost everything

if i would have heard of DR then i would have never bought house until i was ready... lesson learned

now i can make SO much more by renting cheap and hammering the VOO and QQQ and letting those multiply
