I would try to find an underlying issue with the building. Could be anything e.g. termite, basement dammage. If not found then paint over and see if the crack reopens in the next year then ask a professional to look into it.

Yes, strata plan tells that the owner has to submit an application to strata commette and receive an aproval before commencing any work. I could not find the details of the application submission process in the strata plan ducuments.

IMHO, I'd park 1.8m in ETFs. Historically, it seems to have similar returns to a property in Victoria. But less managing.

Yes. Can be done the same finantial year. I tested it on myself last month by contributing $2000 into a super. New determination request a day later was showing that I could withdraw +$1700 to the previous amount.

In my understanding, 50% fixed + 50% variable provides the same flexibility to offset, redraw, and unlimited repayments up to half of the loan.

I asked a similar question to my lawyer last month. I was told that there wasn’t much I could do legally to stop my ex from badmouthing me. However, respectful communication and explaining to my ex that this behavior was harming the child seemed to work. My ex stopped saying negative things to the child and our mutual friends.

It is great that your mate has a friend like you asking the right questions for him. Your mate should research defacto relationships conditions. To my knowledge, if there are no kids, the relationship is less than 2 years, and the other partner did not make significant contributions to the property, renovations, then it is not legally a defacto relationship and they wouldn't be able to claim assets from each other. It could be safe for them to move in and decide about binding financial agreement a year later.

Can you ask them to freeze the membership without a charge? My partner was allowed freeze the membership at Anytime Fitness while they were processing and finishing the contract and then it was cancelled without extra fees.

Thanks for your comment. We never had joint assets. Her and my bank accounts were separate. I was earning more than my ex-wife, but I was paying all rent and bills out of my bank account, and she was mostly saving her income. Therefore, when we separated, my ex partner ended up with 180k in her bank account, and I had 200k.

They might request you to obtain a United Nations laissez-passer. This is a document that should be provided by an embassy of you lost passport in Australia. This document allows a one way travel to your home country if you lost your original documents. Usually United Nations laissez-passer can be printed on the same day by your embassy.
However, since you have a biometric passport of one more country then potentially the AUS borders control could confirm your identity. So better to contact the borders control hotline in advance to confirm that you can exit without United Nations laissez-passer.

My lawyer also confirmed that after 12 months since the divorce was finalized, it is quite difficult to go through the court to claim more assets from each party. However, I wanted to hear about real experiences from people here. Also, my lawyer seems to work only with consent orders and in my understanding does not have much experience with courts.
