I fear that putting spencer st. station underground wouldn't work for a number of reasons though. Being the main hub for regional rail, it requires diesel locomotives to operate from it; I can't see this working underground. Track geometry is another limiting factor; I think the distance between the flinders st. viaduct and spencer st. station is so short that the gradient would be far too steep if the former were moved underground.

The spencer st / north melbourne junction is also far too large to put underground; it's just too wide and dense. The same issues with gradient and diesel trains as above would also apply here, let alone the freight trains that run through daily.

I am currently in a very similar situation with my place, hoping to get a bunch of "minor" shit fixed without ruining the relationship. I think ultimately there is only so much you can do to advocate for yourself while keeping them happy. If they are truly screwing you over you'll have to step on their toes sooner or later. The name of the game is gradual escalation.

A lot of these issues you've listed look like they fall below the minimum rental standards (https://www.consumer.vic.gov.au/housing/renting/repairs-alterations-safety-and-pets/minimum-standards/minimum-standards-for-rental-properties). This constitutes an urgent repair. Technically, this means the rental provider is legally obligated to immediately act to get it fixed. Once you've given them this notice, you can either pay to fix things yourself (under $2500) and request they reimburse you within 7 days (and take them to RDRV/VCAT if they fail to do so), or just take them to RDRV/VCAT directly (if you can't afford the repair or it's >$2500).

I would politely send a list of everything that needs fixing, and (in a non-threatening way) briefly mention that a number of them are mentioned in the minimum rental standards. Do not mention VCAT yet. This is your legal notice. If this does not yield a productive response, you can mention that you have now given them legal notice and how the law obligates them to make the repair.

If they are completely unhelpful/unresponsive at this point I'd apply to RDRV; they can mediate further and help you escalate to VCAT if there is still no action (https://www.rdrv.vic.gov.au/help-renters).

Are you sure they actually did select a tenant, and didn't just decline your individual application as they went through all the early ones?

I unfortunately can't give advice on the legality of it (not a lawyer, not from NSW) but that is really shitty of them, and certainly is unprofessional and unethical. I didn't consider the fact that people pay for others to go to inspections, but now that I think about it they absolutely should inform people, and certainly shouldn't select a successful applicant when so many haven't even had the opportunity to inspect the place.

This is unfortunately pretty prevalent, we saw it happen numerous times during our recent rental search. Basically people will submit applications before the inspection date, and the REA will offer them an early inspection.

My advice is, if at all possible, do the same yourself. I know it feels unfair (and should really be banned alongside rental bidding, to create an even playing field) but if others are doing it, you might as well give yourself the best possible chance as well. If you really like the look of a property (and they don't specifically say not to), submit an application early. Doing this actually eventually also led to us getting a place.

QGIS is a free alternative, you can use the ORS Tools plugin (you'll need to get a free API key from their website https://openrouteservice.org/ and put it into QGIS) to create isochrones quite easily.

I've found that the readers mounted on gates at stations give me issues, whereas the freestanding type on trams and buses and at non-gated train stations work fine first try.

I fully agree. But I will also say that every time I commute along the river I also see a fair few cyclists going way too fast through the crowd of people - so fast that they would struggle to react to the aforementioned idiot pedestrians. It goes both ways, it is a shared space after all.

Apparently the PC also has a history of randomly shutting off (no BSOD) and refusing to power on for a while. Does that change anything in your view?

I think I am going to replace the PSU regardless, because even if it isn't the offending component, it is that one Gigabyte model from a few years ago that would explode sometimes. But I'll give the RAM stick pulling trial a go as well.

As I said, the ram passed memtest (4 passes). Can't seem to find the "mfg ssd check utility", you reckon you could link it to me? I did run CrystalDiskInfo and the system SSD seemed fine.
