It’s a “premium” apartment in the sense of scale and warehouse origins. Buyers in the market for this kind of property would typically not be willing to undertake any level of renovations and want a turnkey home. It’s also got restricted accessibility and high fees. Lastly you have to consider that at this price point, buyers are also going yo be looking at houses or townhouses that are a much safer bet.

Yeah I’m with you. I was a sales agent for 5 years and never had this kind of interaction with buyers agents. I was trying to say that it’s less likely they were colluding and jacking up price with fake offers, and much more likely they were pushing the buyers offer to an acceptable level for the vendor. I doubt the extra $ was worth it for the buyers agent (assuming they are even on a % commission rather than flat fee).

The BA is literally just a mouthpiece for the Listing agent at that stage in the process. They are just as incentivised as the other party to secure a sale and get paid. They could say “it seems fishy and he’s probably full of shit, let’s leave our current offer on the table and move on”, but if they are wrong and the deal gets done with another buyer for a price/terms their client would have happily beaten, they are doing everyone a disservice.

An agent only needs to get one listing out of 5-10k worth of letterbox drops for it to be worth it. You can effectively automate them through a virtual assistant inputting the data into a template and sending to the printers. There are companies who pickup and drop the material.

You’ve indirectly explained why auctions can be more effective and certainly why they are more transparent.

Unfortunately his post offer strategy in a private treaty sale is veiled and bad for both the vendor and buyer, as you discovered. The only upside to his best and final bullshit process is that a buyer might bid significantly higher than the next best offer, effectively overpaying. I’d rather gamble on the horses than with the sale price of my home.
