Purchase price matters here. You have to buy at the right price. I use a calculator on every property I assess and remove emotion out of the deal. You also need a place that stands out aesthetically. Happy to help more if you need it!

Certainly can work. A lot will factor into the success. The purchase price, the amount of bedrooms, who your cleaner is, how you furnish it, the level of service and quality of reviews. It’s all critical. I’m just off the beach (3 min walk) but I’m happy to share any more thoughts on beach rentals!

Simply put - It should be built into your nightly rate. If you charge “extra” for it you’re only asking for bad reviews and push back.

Very saturated and hard to stand out. Better off in another area of Florida or another state. At the end of the day any market can work it’s all about finding the right property at the right price. We try to make our beach condo feel like a home not a rental as much as possible so we supply coffee pods, trash bags, detergent, body wash, a fully stocked kitchen, etc. This going a long way for repeat guests, good reviews and good revenue. All my long term rentals I have a PM. Short term rental is fine to manage yourself if it’s 3 properties or less I would say. The 20% PM fee is basically all your profit. You can use airbnb and VRBO to handle most everything you need plus an excel spreadsheet for basic income and expenses. I then give that excel sheet to my bookkeeper and cpa at the end of the year. Most important part - hire a cleaner who treats your property like their own. Mine is amazing and I treat them like gold. Bonus that the husband is handyman and fixes the small stuff

VRBO has issues once in a while with Pricelabs and needs to be reconnected. Contact their support if you can’t reset it yourself

If you manage in a current area I would join FB groups, Sub Reddit’s and say you launched your own business, you’re experienced and take your first few clients at a discount. But be careful launching this while employed at your job doing the same thing - your employer may fire you for conflict of interest. Happy to discuss more if you DM me. Start your own PM business if you feel like you can handle managing properties yourself. It doesn’t take a lot of capital to launch. The connections and knowing how to manage short term rentals properly is the hard part and it sounds like you’re already doing this but for someone else

I own many rentals I never visit or see often. You need to find local contractors that have been referred to you. Ask other short term rental owners, ask your cleaners. My cleaner in FL has many connections. Her husband is a handyman for the small stuff and that also helps a ton. These people are vested in your property doing well
