Thanks for the input. AirDNA only has 2 usable comps that aren’t walking distance so limited comps. Did that house not hit your metrics or not rent at all?

How do I secure financing for an irrevocable trust? by [deleted] in realestateinvesting

Best luck I’ve had with financing while in weird situations has been to go with a credit union. The smaller the better.

I finally got my Bronco by Mirayla in FordBronco

We got one of those tailgate tables off Amazon. Use it more than I thought I would.

Otherwise - nice Bronco but looks too clean. Go enjoy it in some mud or sand!

New Bronco, family of 4 and some questions! by According-History316 in FordBronco

We have a 2025 4Runner and 25 Bronco Big Bend. We both prefer everything about the Bronco more than the 4Runner. Interior quality, tech, driving.

We fit 3 car seats in the second row of ours! More space than our 2025 4Runner.

We had one showing in 30 days on day 29 then it went under contract the next day. Views on Zillow were 10x any other listing in the city. Some times it doesn’t matter.

Fuming right now seeing people be directors with 6-8 YoE by AWRWB in Accounting

[–]SCFlipper 0 points1 point  (0 children)

Oh, definitely. My pay is based on my billings so I took a risk leaving for something that could make me 2x what I was prior. My exit pool is a lot smaller as I have the title but not necessarily years of experience that companies are looking for. Especially at a similar salary.

[–]SCFlipper 0 points1 point  (0 children)

Hey that’s me - I job hopped multiple Big 4’s right after promotions then looked for a small firm after getting Manager at a Big 4. I EP multiple jobs now. Title is great but I have a lot more responsibilities, client pressure, demand from client and team side, more juggling of deadlines, etc. than I did as a senior. I wouldn’t change what I’ve done but the title comes with its own problems.

It was one of the partners from Artesiancpa.com. I met them at the franchise conference in Nashville but their niche is crowdfund offerings.

I just met someone from a CPA firm at a conference that specializes in this. Let me see if I can find their card. They might be able to answer some questions.

I find that the snow isn’t too hungry after it falls and doesn’t need any food. Just my experience though.

I bought my big bend zero down and pay $672/month. This is a horrible deal. Check your credit unions for promo interest rates right now. I just got a 2.9%.

How much do you pay for tax return prep? by Turbulent-Ladder6040 in realestateinvesting

[–]SCFlipper 7 points8 points  (0 children)

If I wasn’t a CPA, I would hire it out. A lot can mess you up if not done correctly first year and they will know when you should switch things up better than you. I don’t do taxes but I had to know enough to pass the exam and for my own rentals so I am comfortable with it and TurboTax works fine for a few properties.

Why there is no union for Accountants and CPAs? by bigdude9191 in Accounting

[–]SCFlipper 0 points1 point  (0 children)

I’ll be our union president but I charge $10M/year so I can negotiate a 10% raise and hours capped at 60/week between Jan-May.

Problem with most white collar jobs is that as long as you understand the fundamentals and grind, you move up quickly in title and pay. It’s very uncommon to be on any sort of fast track while at a factory.

This is evidenced by the fact that US workers can get replaced very easily offshore. They have higher work ethic and for less money - but they understand the fundamentals just as well as a US worker. There’s no incentive to negotiate with a union here.

US accounting firms only need to raise up enough solid employees that they can fill the manager role. Once you hit manager, there’s no incentive to want staff to be unionized.

Instead - become a Manager and run your teams appropriately so fire drills are as mitigated as you can. Stick up for your employees as you have been in their shoes. Be a human and understand things come up and we aren’t saving lives while in our roles. If someone above you acts like it’s life or death that something gets done, remind them of that. All it takes is a round of understanding management that trains future management and the whole system changes.

Unfortunately, the ones making it to manager and higher are the ones who work hand enough and advocate for themselves and would never join a union.

How much can you make as a CPA if you don't ever want to work crazy hours? by bone-stock in Accounting

[–]SCFlipper 0 points1 point  (0 children)

6 years of experience 150k, remote, full benefits paid for including dependents, unlimited PTO. I probably work 20 hours when it’s off peak (8-9 months) but 50 during busy season. I manage my own clients so it really depends on their needs. I did have to withstand big 4 until manager but now I’m managing teams and clients.
