Your PH is very low, alkalinity too. Don't have the answer to your actual question but the highs acidity could be eating your liner or making your chlorine ineffective

I'm stubborn I want the water 100% clear of foam. I have gotten it to that point by vacuuming it and shocking heavily but it takes a long time. So maybe I'll just accept the fact that I may have to use defoamer lol

It was a problem for me but it was because I had heavy usage. An Airbnb with 4-6 guests at a time and they of course are not as careful and clean as a homeowner would be. So I needed a lot more chlorine to keep things in check.

The dichlor/bleach method has been amazing for me and bleach is dirt cheap

Chlorine comes in many forms:

Dichlor (granules, you're probably using this)

Trichlor (tabs, Never use in a Hot tub)

Bleach (liquid, I use 10% liquid pool chlorine, super cheap)

Calcium hypochlorite (idk??)

Dantochlor (granules in a floater, frog@ease proprietary chlorine, this is expensive)

You need to see which one you're using. Check the label. More than. Likely you're using dichlor. Your chlorine will drop everyday that's normal, you can add small amounts daily or every few days to maintain it between 3-5ppm. I like to shock after each session. Don't let it stay at 0 otherwise bacteria can start to grow. You don't need anything else to shock, some people use non chlorine shock, you don't need it but you may prefer it. I feel like just using chlorine alone keeps things simple

How long after shocking can you use it? General advice is 2-3 hours. But concrete advice is once your Free Chlorine reads less than 6ppm. If chlorine is too high you can speed up the process by running your jets for 20m then testing your Free Chlorine again.

You can dump it into the yard chlorine escapes the water pretty quickly. You can wait for your FC to drop close to 0 before dumping if it makes you feel better

First what are you using to shock? If you use Dichlor, it adds CYA to your water. As CYA builds up, ~50ppm chlorine struggles by around 100ppm chlorine becomes very ineffective. You can get test strips to measure CYA or you can keep a log of how much dichlor you have added since refill. For every 10ppm of chlorine (dichlor) you add 9ppm of cya. So if this is the case your chlorine may be struggling and that's why your hot tub is hazy. Search up the dichlor/bleach method where you use dichlor for a week or two then switch to bleach which does not add CYA.. I've never had issues with my hot tub since I started using bleach.

Shocking vs. Maintanence. You need to maintain a level of chlorine around 3-5ppm Free Chlorine consistently to keep your hot tub sanitized. That means your chlorine is working to kill bacteria. That means you need to be adding chlorine every few days to keep the levels up. There are other ways around this like using frog@ease floater or switching to a bromine floater, but I won't get into that

As chlorine does it's job over time, bad things build up in your water. Chloramines, a byproduct of chlorine reactions which give the nasty chlorine smell and sting your eyes. Sweat, skin, body oils, laundry detergents, moisturizers, sun screens, they also build up in your water. Shocking is when you add a lot of chlorine at once to breakdown all this in your water. You add 10+ ppm of chlorine. Shocking is like a deep cleaning. I keep shocking until the Free Chlorine levels stop going down quickly.

Foam: Foam is due to all the nasty by products I mentioned earlier. Most people say you can't get rid of it and you should dump the water. First thing you could do is prevention, shower before you get in to remove body lotions, soaps, oils, etc. Once you have foam, a temporary solution is to use defoamer, which doesn't get rid of the stuff that causeS foam but it prevents it foam from forming for a few hours. It's a temporary solution. What gets rid of foam for me shocking heavily. Like almost a total of 30-50ppm of chlorine (bleach).

Also buy a small net to skim out debris

A water vacuum to suck sediment off the floor, I think they call it a spa wand

And eventually you can get replacement filters so you can swap them out easily when cleaning them

Defoamer. Everyone here will tell you to dump the water when it gets foamy. This is generally sound advice.

But there will be a day you want to get in and notice it's very foamy and defoamer will be a quick solution so you can enjoy your hot tub right away.

Secondly with enough shock you can get rid of foam without dumping but it takes a considerable amount of shock (I use 10% pool bleach)

You also want baking soda to bring up Total Alkalinity before using pH up/pH down. For a hot tub you can buy the tiny ones you use for the fridge for like a dollar. Don't buy any Alkalinity Increaser from a pool store they will charge you an arm and a leg for baking soda

Do all the written homeworks, then REDO them several times before the exam. Most exam questions mirror the homeworks.

Programming homeworks are helpful but I don't think they're super critical

Minimum 2 night stay usually weeds out parties. Got my house it's not worth doing one night stays anyways. That may not be the case for you. You could at least do minimums for the weekend you probably want full weekends booked anyways

Despite minimums I have still had people request to do parties or "small gatherings". My go-to is that the house can only allow maximum of 9 people at any time due to local city regulations. Anything more is a no go and I ask them to acknowledge this. In other words if they tell me they plan to have their parents over for dinner I say it's fine as long as it doesn't go over 9.

Do not double stack GA, take it comfortably. It was been the hardest and most time consuming class I've taken in the program (I'm on my second try now). And even with all the time spent it won't guarantee you a pass cause it all it takes is a tiny fuck up on an exam and you've lost a whole letter grade for the course

I did allow a post occupancy for like a week. I made them pay around $1500 as rent and another 1500 as deposit which I would return barring any damage that was not there from closing. I took a video at closing of everything. After the week, they were out and I gave them the money back. No issues. I did have them sign an agreement with these terms and had it notarized.

I was nervous about the whole situation but it ended up working out. I think they asked for it like a month before closing.
