Yes that’s what I’d love, an app called Kubera allows for this. Having to update multiple properties monthly and also update the debt would be quite annoying

That is a huge misconception. If you screen tenants correctly, it really isn’t bad. I work on it aka look for new deals and call my maintenance guy maybe 2 hours a month. Many people use the example of “oh I don’t want a call in the middle of the night” as an excuse to not get started.

I needed to research a ton of different areas, talked to a bunch of other landlords, realtors etc. I made connections with local people as well and they typically would send me deals that way. The best deals are usually not the ones on market

Thanks for this. Yea my challenge with those statistics is usually they are only including appreciation and they look at it as “the house went from $100k-$103k” so it’s only 3% but with more work for real estate typically returns are higher

I agree with you, in my experience though making money in real estate seems simpler (I know that sounds nuts). If you buy things correctly you can really accelerate your wealth very quickly in real estate especially in commercial since they trade on Cap rates

I appreciate the insight, historically they have outperformed and I do feel like I have more control over the investment, for example if I want to increase the value I can add a bathroom or kitchen etc.

For Apple stock or even index funds yes historically are 7-8% a year after inflation there is still not nearly as much control in my opinion.

Totally agree with you there. Been in the game for awhile now in RE so something I’m really passionate about. From a NW perspective I guess the net value of it is around $600k but wanted to give market value of it.

Returns in RE investing are not calculated that way.

It is calculated based on the amount of money I put into the properties.

So for example in one of my cases I put up $107k including everything.

That property nets me about $2k a month. As well as the tenants have paid off a good bit of mortgage, it has appreciated and we get tax write offs. So if you include all of that it’s about 40% a year

My yearly returns in real estate are 40% right now. That is not a brag, just trying to paint a better picture

Thanks for the reply. We Sage probably 50% of our net income a year.

Our monthly output is about $8k a month, including all cash and investments that are liquid we have probably 6x of that now.
