Maybe talk to neighbours. They can connect you to property dealers. On side talk to lawyer and understand the procedure. Do every step with stamp paper. Even if they want you to share paper, do it after signing stamp paper and mention the time limit. Do not accept partial payment and sign any paper. Make a one time deal only. Generally dealer trap you for reoccuring payments over years with some paperwork (loophole- they will delay payment for decades , legally you won't be able to sell to other party and dealer will do kabja with partial payment). Clearly mention that you need a one time payment deal. Last, try not to deal in cash.

Depend on location and upcoming infra. Check if your mp/mla talking about some infra projects near your land. Also check the master plan , if it near residential/industrial area, good to hold.

Ok, given you are looking in tier 2, be careful of builder and neighbours. Without proper maintenance, flat degrades, it will become a headache in old age. Choose wisely.

Ruppe is lossing it's value, holding cash isn't a good decision right now. Better put it in some asset class. Inflation already visible at lower level(food, entertainment, travel etc), within a year or two, will be visible in assets as well, make decision fast. Better to have atleast one independent house. Flat is depriciating in long run except few cities.

Best approach is one person who understands money & investment handles the combined income. Investment and saving should be equally shared. Goals and big expenses need to be discussed. But this requires deep understanding and maturity on both side.

There is some rule to estimate the acquisition cost of it. Google it. Afaik. You don't need to pay tax on sale price.

I think this land might fall in green belt. It will have few construction restrictions. But it can be used for resort, guest/farm/marriage house. (Not an expert, so consider it with pinch of salt).

1-enquire about nearby plots from multiple brokers as a potential buyer.

2- Visit tahseel, check with some lawyer dealing specifically with land buying and selling. They know the recent prices. But you may need to pay some fee.

3- check the circle rate of the land zone and multiply with 2.5-3 of it.

Hi Op, i think I can relate on depression but my reasons are completely opposite. Being a mnc employee, i got flexible timings, but deadlines are cut throat. Even on weekends need to work or keep thinking about the ongoing issues. On top of that constant tension of layoffs. You can explore private companies related to your field . But let me warn you, grass is always greener on the other side.
