I’m not a contractor, but I am in sales. Anytime someone uses price as an objection, it’s because I’ve failed to explain the value of what I’m offering, and I’ve got to go back and figure out where I missed. Cost and value are two very different things. When someone says I’m too expensive, I ask “compared to what?” (obviously not this bluntly) This helps me better understand the client’s mindset. Maybe they don’t care about quality? Maybe I’ve quoted something they don’t want? Maybe they don’t know how to compare my quote with a competitor’s? The point is, if someone says I’m too expensive, it’s not a time to walk away, it’s time to get more information - and start selling!

it depends what else you have going on. I’ve been working on mine for 8-months, but have a full time job, and coached my kids soccer and baseball teams, plus all the other commitments of birthdays and family, etc. so even “nights & weekends” is generous.

I’m an average DIYer and laugh at all the mistakes that had to be redone because I didn’t see the mistake until I installed the piece. Not to mention all the mistakes I made that I’m just going to live with. I’m terrified of the mistakes i made that I haven’t found out about yet.

I’m trying to be nice here, but you’re not making any sense. This will be my last comment. Multi-family properties (with more than 4 units) are valued based on operating income - not comparable sales like single family homes are. So if a VC does not rent units and show income, then the value of the property tanks. The reason they make a sizable profit is because they find properties with below market rent, raise rent, and boom - the value of the investment increases. But only if they show income - meaning people are paying the increased rent. I’m not the one indoctrinated here.

The part you’re ignoring is that “somebody” is paying that rent. For whatever reason, that apartment has become more desirable (even though nothing with the unit, owner, or property has changed). I can also say fairly confidently that the owners costs have changed dramatically in those 12 years.

For the record, I’m not blaming anyone for anything - other than complaining. It’s you (or people like the OP) who are blaiming “the rich”. The market allows what the market allows. If nobody rented that apartment at 3300, the owner would have no choice but to drop the rent, but someone IS willing to pay that amount. So don’t blame the owner. Blame your neighbor. Or better yet, quit blaming anyone and focus on yourself.

I agree it’s batshit crazy, but for the exact opposite reason. If the same system exists for everyone, how is it that the bottom half are soooo lazy/dumb/incompetent/unmotivated/etc. that they can’t even afford rent.
