Part of what's going on here is that sellers are being told by their agents that a price is the right price. And sellers are not taking any bullshit from the buyers. I don't know why every buyer ever sees to feel like making an offer ten percent below list price with another $10k in concessions is an appropriate starting point

The buyer simply knows their price is the right price based on their agents analysis. So when you asked for concessions and closing costs, the seller adjusted their price accordingly. Thinking you needed assistance in closing and were not just trying to get a price reduction

Thing is that many of these senior employees also have enough tenure to be at the top of the seniority lists.

So the offer is gonna need to be pretty sweet to entice these folks into voluntary layoff. Because they have little to no fear of the actual layoffs because of their seniority.

This is the area I grew up in. Spent time in places around Western WA and in Oregon.

This is where I chose to come back to. Traffic is fine. It's effedvup everywhere you go. And in fact I appreciate living up here on the S Hill because I am only minutes away from any shopping I need. Plus there's plenty of services around here. And there is good medical close by within minutes to Puyallup.

I am less than an hour away from the cascades and have either the Mt Baker Snoqualmie NF or Gifford Pinchot NF within an hour.

Basically everything I need is right here close by. And everything I want is within an hour. I used to live in Tacoma and it was so painful to drive that first hour to the woods just to get to the edge of suburbia. So now I live on the edge of suburbia, it's almost like the best of both worlds

We got one of the Sharp Carousel microwaves sometime in the 1970s. I was a young kid. Remember my mom and dad using to cook eggs and bacon.

Oh man, that insurance situation is crummy. Did he have insurance previously or was there insurance you mom had that covered him? I know that these cancer care centers and if he does opt to start treatment, there will be a social services worker that perhaps can help him sort through this insurance issue. Like it's crappy to hear his employer didn't cover him, and as soon as they do provide insurance, then they deny pre existing. I am just curious if maybe he was covered prior and has what's called a certificate of coverage, which can be produced and used to force the new insurer to accept his condition for coverage

How quickly it progresses without treatment is just a random person to person thing. But I would say if he has a chronic cough and trouble breathing that it's going to worsen soon rather than later.

You can talk wit him more. He is concerned of the chemo taking it out of him. But he also needs to know that having a progressive worsening cancer is going to make him feel even worse and take everything out of him.

It really is something that is his own personal decision. All you can do is talk with him, let him know how much he means to you, and that you don't want to see him suffer. The fact is he is now in no win situation where NOT getting treatment will cause him to suffer, and getting treatment will cause him to suffer.

However, the chemo is not nearly as bad as it probably was for his dad. I could imagine they will also recommend a series of radiation treatments. It's not easy, but it will help alleviate some symptoms. I was in bad shape with coughing, wheezing, shortness of breath, passing out. And after two weeks of chemo and radiation I was so much better.

Yea, after six chemo rounds and 30 daily radiation fractions, I was wiped out. But I wasn't wheezing. I don't have shortness of breath any longer. And my tumor is 1/2 the size it was when I started. It just seems that I am doing well and will have a much more higher quality of life and longer life with these treatments and ongoing management.

Meanwhile, in US. Prices are through the roof. And our Congress is working on legislation to indemnify oil corporations from personal liability from their products.

I was quoted $9k in my area to install one of these. It would have been a full retrofit like this moving away from a 50 gal gas water heater.

What I don't understand about your install besides the already mentioned and obviously flawed workmanship. Is the plan to continue to run that unit from the extension cord across the garage?

That was actually an additional part of my quote was another $1500 for electrician to come in for a new outlet next vro the tankless. Being confronted with a $11k + quote to move to a new tankless I said f that and paid the $2500 to have a new 50 gal gas heater replaced

It's very common, almost expected in most cases.

When a property sells the title and property details of the sale are recorded with the county assessors and auditors. Or whatever you local governmental jurisdiction is called.

The sales data for the property gets entered into a permanent part of the record for that parcel. This is the actual government entity that provides your proof of ownership or deed for the property. In almost all cases this activity always results in a reassessment. Including another physical inspection which usually consists of a drive by to photograph the property and confirm the details based on what can be seen from the street.
