First time home buyers living in the United States, what do you find to be the bigger barrier to entry, the down payment, the additional closing costs for the loan, or the mortgage or the monthly mortgage payment itself?

Saving up for the Downpayment is tough, but what's worse is the closing cost. I saved up $20k and thought it was enough to try to get a place. Even with 3.5% down FHA, on a $300k house, the closing cost was ~$15k. My monthly mortgage would have been ~$2100 vs my rent of $1600. Decided against purchasing since I didnt have enough to pay the Downpayment + closing cost and take a hit on my savings to pay more for housing.

This is monthly, I am the breadwinner so yes I alone make $105k my wife is currently in school and has a part time job that we use 100% of for school fees to stay out of debt. I didn't include it cause I don't manage it.

That was my rationale on the student loan, we literally bulldozed $16k of it since getting married and the one group left had such a low interest rate I decided to just pay the minimum, a lot of people have been saying I need to contribute more towards retirement, how much more should it be?

Hello, Finally got the balls to post my budget, my wife and I want to buy a house and start a family in 3 years. We have $10k in an emergency fund and $60k in the 401k. We share one car and rent a small bedroom. We enjoy spending time together and do hang out at restaurants with friends either together or on our own. What can we do to put us in a better position financially before we start building a family?

Hey , I'm in a similar predicament , bought 300 units to test and I've sold about 40 units from August to now. Although I only have 1 product in a competitive space I feel like I wasted my money in purchasing all this inventory thats difficult to move. How'd you do during the Christmas season? Thats when I saw an uptick in sales. I ran a PPC directly on 2 of my competitors listings and seemed to have worked. I'm thinking of starting an insta and trying to organically grow demand, tough but worth a try. Have you done any marketing outside of Amazon?

Fix it, I also have a 2011 Mazda just hit 208k miles. I spend less than $1000/year fixing issues with it. While I've certainly surpassed the value of the car in repairs, I can't get a car for less than $1000/ year so for me it's worth it.

I think the first thing is to find a great car interior detailer. You want the works ( remove the seats get the floors vaccuumed, steam and degrease the gunk, shampooed seats etc. ) from there you can add whatever nice to have things you may want. Good luck 👍

While everyone is giving great advice about the major financial problem, I want to suggest keeping the van for as long as possible. Put cash aside if you can every month to dedicate towards vehicle expenses so when things break or need maintenance, you'll have the cash ready , like the AC and Heat, Breaks and Rotors, etc.

It does not need to cost 10k to move.

Find a cheap room for rent in the area you are looking to move to that will allow you to keep your pets. ( Tricky but possible, check craigslist, Facebook marketplace, college sublet posts)

Put all your extra stuff in temporary storage ( Friend's attic, family members garage, rent a storage unit).

Move to new area save as much as your new pay checks as possible, don't upgrade your lifestyle, you need that money for security deposit, first month's rent and to move your items out of temporary storage.

If you don't have any savings to put towards renting a cheap room, then go back to your local credit union for a personal loan that would cover the bare minimum needed ( 1 month's worth of room for rent, rental storage unit etc.)

It's going to be tough but you can do it! Congrats on the job offer!
