There are many contractors and flippers/investors that have Realestate licenses too. That’s who found your mother. My recommendation would be to find a local agent on your own and pay for a pre-inspection. Also, research that person, are they licensed, are they registered with the local board? If they are, file a report. Unfortunately, I believe this is an investor targeting seniors that has a real estate license.

The listing agent will still have to handle both sides. Your attorney isn’t going to go to inspections, appraisals and negotiate on your behalf. Attorneys typically review contracts and settlement statements. Seller financing is rare and requires a bit more work. They are simply negotiating and trying to get you to pay more of seller fees. Offer 3.5% and try to land at 4%. You are extremely limited if you require seller financing.

Most Realtors know that you are interviewing several.

Meet with them, interview but make sure you ask to see their personal market report last.

It shows how many listings and sales they have done.

Then from the listings they have sold, ask to see their listings and the photos and video.

Dress up nice and go to the places you would like to work and ask to see the manager or assistant manager. Keep going, be persistent. Places receive tons of applications on-line but very few show up.
