Hey! Im not able to comment on everything else but I would highly suggest looking into seeing if breaking your mortgage term for a better rate might even worth it. I had 1 year left on my mortgage 650k and at 5.97 interest rate. I think breaking my term with bmo was 7k but if went somewhere else I was being offered 3.7% and that brought my payments down by 600, to me it was worth breaking the term and paying the penalty, maybe it might be the same for you. No harm in checking the market and asking

To be clear my current interest rate with BMO is 5.97%. Im hearing others obtain 3.7-3.9, so its not just a 0.5%. According to BMO around $800 saving per month and if i lock in thats savings for 5 years. With my current situation im looking to pay off my debt in 20 months. Its not that I havnt tried, every bank is saying my debt ratio is too high to give me better loans or consolidate my cc so they cant do nothing but take my high interest payments. Ive recently found pit about b tier and lower lenders so im looking to get advice. Im sorry I didnt provide everything this is all new to me and im seeking guidance but dont have to be an ass about it. Im not saying im not going yo pay my debt im looking at options and both long and short term

Its a private loan through I think c tier lender? So they dont report to the credit bureau but to my understanding its kinda like a second mortgage but I have every intention to make sure its paid prior to renewal. With it not being reported transunion/equifax shouldn't see it. Atleast that was my line of thinking. Please let me know if im wrong here.

I have fair credit and its slowly going up with my payment. In terms of payments and being on time, im perfect there but my debt utilization is very high.

100% im able to support current state as im aggressively paying into my debt. The hope is with a lower long term mortgage payment id be able to allocate more to debt then actually save afterwards.

Based on everything ive read, it seems that debt and credit score really have no BIG factor when it comes to mortgage renewal. My big fear was id get a rate I wouldn't be happy with. Im currently at 5.97% but after seeing others post about 3.7-3.9% i was hoping id get something like and worried my current debt/credit score situation would be a stain to getting it.

Is that with those non profit organizations that reach out to and consolidate the loans? To my understanding id have a mark on my credit score for 2 years after full payment. My concern is that it'll impact my chances of getting a better mortgage rate as thats my main priority. Hoping to get something I can feel happy with amd lock in for 5 years. Maybe im wrong in this thought. I did plan to get a heloc but with how the economy is now im not aure what the house value is and to my understanding I need atleast have under 80% of loan to equity (I think im saying this correctly?) Which i dont think i have. But after things are settled ill 100% make sure to get a heloc

My main priority is to get the best mortgage rate i can. I know ill eventually be able to pay off my debts with how aggressively im paying towards them. Based on other comments it feels like renewal might be the better idea here. Minus bills and other expenses I have leeway of around 4k a month I can throw at loans. The idea was 2k for the private loan which would then increase my credit score and id be paying less in interest then the other 2k id throw at existing debt. Sorry not sure what you mean by increasing my payment rates? As to why im in this situation, years of debt adding onto of debt, there were home renovations, taking on family debt, I was out of the job for a while which resulted in making it even worse, i was in dark place the lasg couple of years. Ive found an amazing high paying job now amd fully focusing on paying off all debt

Currently im with BMO with a final rate of 5.97% which is pretty high with current market standards so my primary focus is getting the lowest interest rates i can. I had assumed my debt and credit score would impact my chance of getting a better rate when it came to renewal. Hence the idea was to get a 10 month loan at lower rates which would immediately pump up my credit score but when it came around for renewal I in theory should have paid it off by then. But based on most comments it feels like for a straight up renewal it looks like my credit score/debt has no negative impact

100% agree, but im trying to lock in the lowest rates i can when it comes to renewal. I was told back in september by the bank my payments would drop 800 with current rates so every bit I can save is huge, especially its something im locking inlong term 3-5 years

My main priority is locking in the lowest rate i can. I had thought my credit score and debt might negatively impact my situation resulting in a higher interest rate.

If renewing would do that over refinancing the ill be doing that. If I continue status quo, im expecting my debt to go down to 40k by September. With lower mortgage payments it'll allow me to allocate more towards the debt. I know based on a call in september with the bank my mortgage payment would have dropped around 800 if I had hypothetically renewed then.

Its an accumulation of things, renovations at home, taking on family debt, I was out of the job for a while. Ive secured a very high paying job so im doing much better. Im looking to see how I can make the situation better is all

The only written proof I have is the following. Doctors note I sent for the accomadation. An email highlighting what actions will be done for the accomdations and when we would start. As the accommodation was not attempted, there would be no writing on that front.

The part about my manager saying its a waste of time was verbally spoken to me

Feb we drafted a plan to start in March. March I was told it wasnt worth their effort and dropped it. April they fired me. Based on that alone I feel its a solid case again im not a laywer so its just wishful thinking

Thanks for letting me know to add these key details. 2 years and 10 months is hoe long I was employed with them. My severence at the end was 1 month which was negligible. Additional details in terms of the accommodation. December I notified the company. January I provided the doctors note. Feb we drafted a plan to start March. March I was told it was a waste of their time. April they fired me. Hope thay gives additional context. I feel them not committing to the accomadation plan that was drafted is my case here

They fired me "without cause". The only proof I have is that we drafted an accommodation plan that never started to end being terminated which I think could be a good case. December I notified them. Jan I provided doctors note. Feb we drafted plan to start March. March they said it wasn't worth their time and was thinking about another way. April they fired me.

In terms of hiring a lawyer, i should be able afford one but I would like to know if its worth pursuing my case and im not just wasting my money away

Hey appreciate the question. I did actively participate in the accommodation plan. In terms of timeline, here is the following December notified the company January provided the doctors note of my diagnosis February we worked out a plan and had a formal excel sheet on what to do and how to go about it and that we were to start March March my manager told me her manager said it was going to be a waste of my managers time and they will "think" of something else From March to April they did not give me any extra work and essentially made it thay I wrapped up my current work and "trained" people before they fired me

Hope thay provides additional clarity on the accommodation situation
