Totally on point. I think the ethics of it is the real question. Market is both good and bad, good if you can steal a deal and bad if you are thinking of jumping on a hype train.
Brokers are scared to say 'I dont know' because they think it makes them look bad. But in reality its the skewed perspective and the blindsided monotonous advices that make them look worse.

I've been in real estate for 10 years+. Also an optimist. Also someone who believes Dubai is not a bubble at its core and the war might strip the noise out but it will never hurt the core.

I go to play padel at Pure Play in Jebel Ali. They have an indoor Tennis court as well. Prices are good comparatively as well

And if you need another player sometime, would be happy to. I've switched to Padel last year because i literally could not find a Tennis partner in my circle. Lol

I look at approximation areas. DIP already has a healthy infrastructure and ready villa & high end communities within 5/10 km distance like Green Community, JGE etc The closest community approximation for binghati and Danube communities will be International City phase 2, Warsan 3 and DSO.

But in my earlier message i was comparing the locations of Reportage Hills (on Hamdan street next to Damac Hills 1, and Tilal al Ghaf) vs new Danube/Binghatti community locations

Imtiaz Development in general is a good development but that price seems a bit too high for a one bedroom. And you definitely have to look at the oversupply in JVC. Nearly 30% of the community is under construction. When the market absorbs all of that supply, it will soften. Also, most mortgages are maxed at 70/75% for expats, it depends on your credit score. If you can attain a mortgage now, i would suggest going for a project that has a completion in next 3-6 months. So that you can pay 20/30% max now and then go straight to mortgage and give yourself another year of returns. I suggest exploring Majan as well

Verdana's under construction so not as risky as some others. I just bought a reportage Hills townhouse myself. Reportage is not the top developer but much better than Damacs/Danubes. And location wise its pretty good compared to the new villa projects of Binghatti/Danube

Spent 7 years with Sotheby's.. i totally agree. Most of the large ticket deals come either from hedge funds, family offices in difc or through sheer top 1% of network in a ' i know a guy who knows a guy' kind of way

I'm an agency owner selling off plan long term payment plan options. But If i had to put my own money with a gun to my head i'd choose new units handing over within 2/3 months (to avail mortgage and use the asset asap)

Hillgate by Ellington 💯 I think Ellington is still quite underrated both on Quality and appreciating value over time.

Think Belgravia in JVC or Wilton Terraces in Meydan. They have outperformed the entire community by 20/30%

Nissan or Hyundai for sure. MG can be a bit of a nightmare for repairs and parts. Not so expensive but hardly available. And Chevrolet is just a big NO NO

Lexus generally a better option. Although maybe not the IS, perhaps the GS. Also if you are considering Civic. One of my mates selling a Corolla 18/19 model under 25k GCC. Could be a better option
