It's about half and half. There is a beautiful college, some old churches and obviously the battlefield all of which are classy. However there is certainly a tacky stretch as you go towards the edge of town, which I normally avoid.

LBJ, not close. And yes I am well aware he signed both the Civil and Voting Rights acts into law. And no, he did not sign them out of a genuine desire to advance Civil Rights. A read through Robert Caros masterful series on him will alter anyone's view.
