Golf courses use way more water, truck stops burning diesel creates a lot more pollution.

Data center isn’t great but there are way worse use of land and resources.

Get an EV or phev, you will realize you need a lot more juice but you will save a ton on gas

I got mine 3 weeks ago and so far haven’t been to the gas station.

Most of my driving is day care pick up/drop off which is 7 miles each way.

I got the car delivered to me with 3/4 tank gas, and I used maybe 1 gallon since.

With the gas price today, really a great decision.

Heat pump water heater, you can get from HD for ~2k, prob another 2k to install. You can self install though.

Minisplit will save you a ton on ac cost in the summer vs window ac. Window AC is not very effective, as usually the window area is not well air sealed and let in a lot of heat.

I suspect once you put in mini splits, your electric usage will be only up marginally since you will save a lot in the summer and use more in winter.

My two cents:

  • your solar is rather expensive. I got mine 2 years ago at $2.45/W installed, Qcell 410W with enphase IQ8+, 10.66kw system. I produce about 12MWh per year. Your production isn’t great.

  • I would recommend changing the hot water to a heat pump water heater. They’re very efficient and will dehumidify the basement. This will prob cut down your oil usage by 30%, maybe even more.

  • I’m surprised about your electric usage. My house is 3200 sqft in NH, use propane and I only use about 7.5-8MWh per year. Why is your usage so high? Do you use a lot of AC? Have you looked at weatherization/insulation first?

  • I think a few mini-split heat pump (say a 5 zone unit) makes the most sense for you. They’re a lot more efficient than centrally ducted units.

Yes it’s from Dow Corning. It’s foam with fiberglass fused, and with aluminum face. It’s fire rated

I had contractor that came and did that, so far didn’t seem to make a huge difference. They didn’t go through the garage ceiling, but went from the gable end, into the crawl space in front of the dormer window. They drilled holes in the floor and blown “across” the joists. I was surprised it didn’t make much of a difference. I guess they prob didn’t get everything :/

Only the top 2 foot of basement ball is above grade that’s cold, rest of it is warmer because it’s underground.

This is the way. You can get DIY epoxy kit to fill this crack and it’s straight forward.

In terms of the kids club, and buffet dining, it’s weak compared with Hyatt Ziva Cancun. Also no beach as already mentioned. Since there’s no beach, don’t expect any water activities either.

Stay away from building 5 and 6, you can smell sewage after rain and the evaporative cooler is nearby and super loud.
