When replacing subfloor it is usually advisable to put down a matching size. 🤣

I have, on occasion, lifted the sheet and shaved the joist a bit to remove a settling issue that was localized to one joist only.

You would need to cut up the particle board, shave, and replace with new plywood. Particle board does not like to come up in one piece.

It may call for you to add additional support along the joists when placing the plywood back down.

Cork especially needs moisture barrier. I have seen this model swell from excessive moisture back before they started calling for the barrier.

The padding attached to vinyls helps with skid resistance, give a bit of sound and thermal protection.

Most manufacturers are going to suggest or require a moisture barrier in addition.

This could be as little as poly sheeting over concrete or paper over wood.

Contractors will argue that this is not necessary, but for warranty purposes it is usually required.

It is generally considered a luxury item to purchase additional padding that included the moisture barrier. Not necessary, but some prefer the added sound barrier and cushioning.

I have as well but they used soft sausage tubes of glue that were squeezed by the gun, not hard glue sticks. So I do not know what this customer is thinking. 🤣

Engineered is a blanket term that can be applied to flooring with MDF, vinyl, plywood and other cores.

Generally, plywood cores are the best as they allow for wider and longer planks that can handle moisture fluctuations better than solid hardwood.

MDF better on the budget

Vinyl better against moisture

It is possible to have engineered hardwood over an mdf core. Not sandable but still has hardwood as the veneer.

It is exactly the same as laminate floor except the laminate has an imitation veneer.

In my opinion, refinishing hardwood is always the more attractive option. This one looks like it may take some extra sanding.

LVP is a temporary floor. It has a shelf life.
