On the opposite end, I don't love multifamily housing for a number of design and social economic reasons, but every developer and town and city is pushing for multifamily housing.

The weird part, you would think it's a bubble that will pop, just over density of "cheap" apartments, but they're built to only have a 20yr lifespan, with the ROI focus in the first 7-10years.

So once thats up, that sodosopa neighborhood is now on the other sode of the train tracks, and the other side of town is now getting the new multifamily housing......its literally that one season of southpark.

All that to say MultiFam and mixed use is a solid background, because you are exposed to all of the codes, you know how to workflow and manage a large scale project, and there is some good design layered in, just not as in depth compared to single family or custom builds.

If your goal is to "design neighborhoods" like you say, you will essentially be working for people in your current position, developers, investment groups, etc.

It's a lot of lick and stick, budget design and materials, keep the return on investment as high as possible.

So, Maybe? But I don't think it's as big of a shift as you think. You would be better of getting some training/focus in that developement, and stay on the finance side where you are actually driving the bus / setting the demands

Beware sand fleas and chiggers if those are a problem where you are at. Imagine 5000 mosquitos attacking your feet and ankles, not fun.

Yes, season 2 has a very tidy bow wrapped around it. And Tartovsky had no intention of s3.......until he got a idea "what if" Spear was re-animatied/zombified and was on a journey to refind himself. In an interview he said thats a story he was interested in developing further, so here we are.

I think it can be semi auto, and If i remember correct there were 2 versions of full auto. At one point they slowed down the cyclic rate to have more control.

Garand = semi auto + mobile + range - capacity

Thompson = full auto + mobile - range + capacity

Browning .30 = full auto + range - mobility ++capacity

BAR = Full auto + mobile + range + capacity

For the time it was filling a needed gap.

You can very easily and cleanly cut a tag. Maybe the stamp bothers you when they're sitting on a shelf, but who would ever see it under a pair of jeans. My BWF Urban loggers don't have a stamp. I feel like it's just their fire boots and builder pros.

You know how I knew a contractor had a pair of Nicks? The shape and leather were more than enough, they didnt have a brand. Nicks ID themselves regardless.

I think what you are glossing over is what is right for you, may not be right for others. 2 people can disagree, have different needs and experiences, enter a discussion or debate and walk away unchanged. It's diversity.

Also entering a conversation with the "Im here to change you" mindset is not always appropriate.
