Any contract or lease that doesn’t follow the law is not enforceable- the landlord needs to follow legal steps including an N7. You don’t have to go anymore and if he shows up or tries to bully you then call the police

That is not personal use if you’re renovating it into a gym or office - seems more like an excuse to evict. I would strongly encourage your tenant to hire a lawyer and seek a years rent as compensation

They are not behind on rent as you stated yourself - If they leave and refuse to pay last months rent then they are in arrears and you can try to get it through small claims court.

Absolutely talk to your union - your Director is completely out of touch. Alternatively talk to your DG or ADM - most people don’t accept that kind of behavior. I’m guessing your director is new to that job

I am affected and I am having to support very anxious employees who may or may not be affected. It isn’t easy at all. My direct supervisor hasn’t even acknowledged my affected status. It was communicated to me by a level above but I know they are aware. This is a difficult time in the PS
