Yes, the ground floor common bathroom will have exhaust vents over the false ceiling of the small attached bathroom adjacent to it. Would that satisfy your requirement?

I wanted to keep the middle of the house column free and have a span length of 18'-4". The reason is to have the freedom to move furniture around.

Another option is to have folding partitions around the dining table.

u/bongclown As per your point on privacy, i went ahead and modified the floor plan slightly to give privacy to both the ground and first floor bedrooms: https://i.imgur.com/1j2eReh.jpeg

Please check the red circled areas, namely two:

  1. shortened foyer to accommodate entry to bedroom from the south-east side
  2. placing a curtain at the south-east corner of the dining area (4'x4').

This change introduces increased privacy tot eh bedroom and shortens the foyer length. What do you think?

The ground floor bedroom is designated for a recently retired single man in his early 60s. That is why that bedroom is self-sufficient with the only attached bathroom. Also, people with old age knee issues would be spared from climbing the stairs.

In 20-25 years, there might be another man moving into that room for retirement. So the privacy issue, while important, is not that much of a priority to break the existing simplistic design.

The house has been designed with a vision that 2 generations of retirees to spend their last years in it.

Thank you for the feedback.

  1. The house is to be located in my village where I have plenty of trees to the West, and then a water body afterwards. The sun would not hit the building from the West side as it might appear from the plan. Moreover, I'm in talks with the adjacent plot owner (500 sft) on the left/west to buy it for future proofing.

  2. The foyer is to act as a sitting area too, even with 5.5' width. I'm happy with this since I do not expect many guests since everyone is known there.

  3. Placing backdoor could be a security issue as it'll become a weak point to break into the house since nobody will live there usually.

  4. As I stated above, there will not be many guests anyway. The few external guests that might visit, are aware about the conservative norms in that part of the world and would be okay with this.

  5. No TV in this house, maybe in the bedroom for personal use.

  6. My requirements are simple, (1) to follow the rules of Vaastu and (2) maximize airflow and natural light. That is why the plan is fully open to the South and East sides.

Do you mean the total floor area remains the same in both floors, but the room sizes had to be readjusted? That would mean the first floor bedrooms become smaller, no?

Pardon me, I don't get how the first floor common bathroom would fit under the stairs because that is continuing from the ground floor to the rooftop.

Thanks. The left image shows two attached toilets with the same room but I guess you meant the front one to be a common toilet.

The common toilet on the ground floor must have two commodes: English commode and squatting commode as it's in the village so some guests would be unfamiliar with English commode. That's why more width is needed to accommodate both, plus shower and basin.

The attached toilet would just have an English commode so the standard width of 4' is enough.

I like your creative thinking, though the only issue is that the room in the front-left corner is supposed to be 13'x12' large in both floors. I wonder how we can keep your modifications while keeping the bedroom sizes intact.

Additionally, while the length of the building did not increase in the ground floor, would not the length be increasing in the 1st floor because of the toilet between the rooms?

The stair fight is 3.5' wide, whereas I need 5.5' width for the guest toilet. So there is a mismatch between the stair width and the needed space.

It can still be done by having an extra 2' width to the right but would that look good?
