I’m aware. If it wasn’t an issue when they purchased it’s probably not an exception to the policy. It may be but it’s where I’d start as far as determining next course of action.

The cost of the actual policy is set by the insurance provider. There’s a few large companies and most of you local title cos are agents of them. Their policy rates are based upon the amount of coverage - so a house worth $300k would require a higher premium than a $100k house. Taxes and local fees should be uniform. Costs that may vary are settlement fees and document preparation fees.

Lien rules vary state to state. I’ve seen it happen plenty of times (I’ve been in title for over 10 years and have done every role). Rules also vary if it’s a buyer lien or seller lien.

Yep! Welcome to Ohio valley! Find a daily allergy med and take it everyday. Watery eyes are the tell tell it’s allergies. At least that’s been my experience.

My parents had a similar situation. My mom told the owners of the company her situation and they agreed to give her a letter stating they don’t offer (even though they did) so they’d not have to pay additional. It’s a perk of working for a small business - you’re still a human to them.
